What are the responsibilities and job description for the Construction Administrator (CA) - CMTA position at Therma Holdings?
The Construction Administrator’s primary responsibility is to ensure a smooth and successful fulfillment of the design contract documents after the design phase. A strong Construction Administrator will likely have experience with both Mechanical and Electrical systems and commercial construction, and will additionally have strong communication skills (both verbal and written). This person will be the face of CMTA during the construction phase of the project.
The Construction Administrators support team consists of administrative staff in the office, other construction managers, engineers, design team members, and any other team members they need to use. During heavy construction, the construction administrator will be on site quite often. During other project periods, the Construction Administrator may not have to be on the construction at all, and may work in the office to fill other construction related tasks.
The ideal candidate would also have commissioning and retro-commissioning experience. We would also like for this person to have a working knowledge of HVAC controls.
The Construction Administrator responsibilities may include:
Pre-Construction Activities:
Review Project Drawings for Scope, Constructability, and to become familiar with the project prior to entering the construction phase
Attend the Pre-bid Meetings (Subcontractor RFP’s, walk through’s, etc.)
Construction:
Attend Construction Review Meetings
Provide Field Reports Documenting Progress for the Owner
Assist with Commissioning effort
Review change orders and provide responses to RFI generated during construction. The design engineer will typically assist with this effort.
Project punch lists
Go on site visits for each project
Post Construction:
Review contractor closeout per the contract documents
Review O&M Manuals and As-Builts
