Tri Pointe Homes DC Metro is looking for an innovative individual to join our talented group as an Estimator.
Position Highlights: The Estimator will be responsible for analyzing blueprints, specifications, proposals, and other documentation to prepare time, cost, material, and labor estimates for products, projects, or services.
Position Responsibilities:
- Create and verify material takeoffs and labor budgets on new plans, new elevations, and revisions per drawings and specifications.
- Responsible for providing Contractors with essential information (blueprints, standards, etc.) necessary for the receipt of bids.
- Responsible for reviewing, comparing, and negotiating all applicable labor bids and unit pricing to obtain the most cost-savings prices.
- Maintain various computer databases (pricing, code, estimates, items, square footage, etc.)
- Field phone calls from potential new vendors as well as field members.
- Calculate retail pricing for plan options and standard options.
- Confirm budget and material take-offs for all prototypes and models. Ensure that the budgets and cost codes match plans, and jobs are built as drawn.
- Approve/process all over-budget purchase orders.
- Check the features in all new models before opening and verify that correct materials are installed.
- Conduct Variance investigations (supplemental purchase orders, variance reports, and discrepant invoices, etc.) and when necessary promptly notifying appropriate builders of any adjustments.
- Compile, verify and provide start packages to trade partners with accurate labor and material budgets.
- Performs field audits to analyze purchases, verify quantities, quality, and service levels, as necessary.
- Responsible for maintaining construction and estimating standards for assigned cost codes and forwarding revisions to those standards to appropriate vendors, contractors, and company personnel.
- Other duties as assigned.
Position Qualifications:
- High School diploma or GED equivalent required. Bachelor’s degree preferred.
- Minimum 2 years experience working in residential home building and/or purchasing department required.
- Proficiency at MS Office, including Excel
- Ability to perform several tasks efficiently under tight deadlines.
- Valid Driver’s License with a good driving record
- Proficiency in basic residential construction materials and techniques
- Familiarity with E1/JD Edwards and CAD is preferred.
- Strong attention to detail is highly preferred.
