ESSENTIAL FUNCTIONS

- Create and maintain an atmosphere of warmth, propagating a calm environment throughout the community.
- Execute assignments in a culture that is shared and collaborative across all divisions within TSLC.
- Receive and follow maintenance schedule/instructions as outlined in established maintenance policies and procedures. Performs functions to maintain the property and facility in a safe and orderly condition. Coordinates repairs and work schedules.
- Ensures work orders and needed maintenance are completed on a timely basis. Perform repairs and upkeep on community equipment and fixtures which includes HVAC, drains, faucets and other plumbing fixtures, kitchen equipment, cabinets, shelving, moldings, baseboards, handrails, flooring, furniture, etc.
- Coordinates and participates in the preventive maintenance and repair of mechanical equipment within the facility.
- Coordinates and schedules equipment preventive maintenance and repair, maintains records of maintenance schedules, and repairs and performs work as needed.
- Maintains supply, equipment and tool inventory. Inspects equipment and tools to assure they are in good working order and recommends replacement as needed within budget.
- Orders supplies and equipment as assigned. Submits purchase requisitions for supplies and equipment to Environmental Services Manager for approval and checks shipments against orders.
- Resolves conflicts with vendors. Coordinates and performs necessary maintenance and preparation of vacated apartments. May be asked to transport residents in a company vehicle to and from appointments, shopping, etc.
- Perform routine servicing of grounds, parking areas, driveways, etc., including sidewalk snow removal; salting; removal of debris; and keeping walkway and entrances clean and orderly as assigned.
- Follow established safety precautions, including fire safety, when performing tasks and using equipment and supplies.
- Ensure assigned work areas are maintained in a clean, safe, comfortable, sanitary and attractive manner. Anticipate the needs of residents and families, going “above and beyond” routinely to provide a comfortable environment and home atmosphere..
- Respect resident rights, including maintaining the confidentiality of all resident care information, knocking before entering a resident's room, honoring the residents' personal and property rights, informing the resident when it is necessary to move his/her personal possessions and reporting complaints of missing property to Supervisor.
- Attend and participate in scheduled training, in-service training, mandatory annual in-service training and educational classes as required/needed.
- Report occupational exposures to blood, body fluids, infectious materials, and hazardous chemicals in accordance with the community policies and procedures.
MINIMUM QUALIFACTIONS
- High School Diploma or equivalent with vocational training in maintenance-related program and a minimum of 1 year experience in general maintenance. Ability to read and interpret technical manuals.
- Must be able to obtain a Chauffeur license and must have a safe driving record Knowledge and experience in using and maintaining a variety of manual and power tools and equipment.
- Previous experience working in long-term care or with the geriatric population preferred.
- Must possess excellent customer service skills and professionalism.
- Must possess strong communication skills. Ability to adapt to ongoing change and work in a fast-paced, customer-driven environment.
