What are the responsibilities and job description for the Maintenance Worker position at True Star Management?
Job Summary:
The Maintenance Staff reports to the Property Manager of a mobile home community. The primary function of the job is to complete maintenance work orders on rental Park Owned Homes. Typical repairs involve small electrical, plumbing, HVAC, carpentry, painting, landscaping, and other property cleaning activities. The position will provide hands on support for all projects and inspect all work done by staff and contractors to assure quality control.
Essential Functions:
· Reports to Property Managers and completes Work Orders and property related cleanup tasks in a timely manner
· Keeps lots of Park Owned Homes and overall property clear of any debris and clean
· Manages work assignments and project schedules
· Develops maintenance procedures and works with Property Managers to build a “priority list” of projects to be completed
· Helps Property Mangers grade homes to be rehabilitated based off the company Rating System
· Logs hours worked at Park Owned Homes in Rent Manager System so company can bill back tenants for work
· Ensures maintenance and repair work is completed correctly and in a timely manner.
· Plans and purchases materials as needed for all projects within budget limits, including quotes and recommendation to management on vendor selection
· Performs other related duties as assigned.
Required Skills/Abilities:
· Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
· Analytical and problem-solving skills.
· Ability to identify issues and determine repairs that are needed.
Education and Experience:
· High school diploma or equivalent preferred.
· At least three years of maintenance experience preferred.
Physical Requirements:
· Must be able to traverse property and facility to diagnose building and property issues and plan repairs or maintenance.
· Must be physically able to perform repairs when needed.
· Must be able to lift and relocate up to 50 pounds at a time.
· Must be able to relocate up to 100 pounds with the assistance of appropriate equipment.
· Must be able to work in prolonged heat and cold environments.
