POSITION RESPONSIBILITIES
The role of the Project Manager is to provide project related support for both the Property Management and Project/Development departments. This role will have a dual focus on the real estate process initiating from a) formalization of a lease/acquisition with associated project and development tasks and/or b) formulation of project-oriented tasks related to the Property Management department inclusive of leasing, maintenance projects.
Responsibility to manage and oversee the tenant fit out work for various projects throughout Delaware. This position reports to the Director of Development. The successful candidate should have the ability to manage multiple projects at any given time to assure compliance with required deadlines. Knowledge of commercial/retail construction is a must; experience with commercial/retail development is a plus.
KEY RESPONSIBILITIES
Tenant fit-out management: This work scope is defined loosely as work which we will Construction Manage internally
- Assist with extracting Landlord Work requirements from lease documents
- Attend and run project kickoff meetings with the Property Management and Maintenance teams to review Landlord Work
- Coordinate necessary interruptions and construction activities with the Property Management teams
- Procure necessary teams to perform Landlord Work. This may be a combination of internal workforce and external sub-contractors
- Schedule Landlord Work appropriately and in accordance with the turnover requirements outlined in the lease
- Implement and monitor Landlord Work to assure that turnover and completion requirements are met
- Provide status reports as required of the lease/Landlord Work agreement
- Documenting and assisting with the development of SOPs for Landlord Work
Tenant building work: This work scope is loosely defined as work in which we have an outside CM or GC construct a new building from ground up OR the Landlord Work is of substantial scope that we elect to procure an outside company
- Attend and participate in weekly or bi-weekly project meetings
- Manage outside contractor to assure compliance with contract and contract schedule
- Review change orders & payment applications.
- Review work in progress and provide necessary oversight
- Provide status reports as required of the lease/Landlord Work agreement
- Monitor RFIs and Submittals to assure that design team is responding to items in a timely manner as to not affect the schedule
- Documenting and assisting with the development of SOPs for Landlord Work
Capital projects:
- Support Project Director on planned capex projects statewide
- Take point as back up to Director on capex projects as assigned
- Take point as lead for smaller capex projects
- Management of scope from site inspections – outsourcing or insourcing
- Research and document qualified resources
- Prepare bid specifications with the support of expert resources, facilitate bid packages and assist the leveling of bids.
- Attend and/or run project meetings when required
- Procure necessary teams to perform Landlord Work. This may be a combination of internal workforce and external sub-contractors
- Track schedules
- Track budgets and costs associated to project.
- Produce reports to formalize capital project status.
Property Management Projects Related Tasks (sampling – will fluctuate continuously based on the business needs of the firm):
- Site inspections and reporting,
- Turnkey management of larger maintenance scope from site inspections – outsourcing or insourcing
- Take point turnkey on property management related projects such as: Transition to new software; creation of PM maintenance program; inventory maintenance plan & program
- Lead departments for project related
- Documenting and assisting with the development of SOPs for property management work
- Other duties as assigned as it relates to tenant fit out, project management and property management
CANDIDATE ATTRIBUTES
- Minimum 3-5 years in property management/project management related role
- Exposure/some experience with construction and/or tenant fit out work preferred
- Track record of working on and managing multiple projects at once
- Knowledge of real estate – commercial, multi-family, construction, leasing and contract terms
- Ability to work with and motivate team internally and externally
- Ability to work both with a team and independently important
- Willingness to travel within the state as needed to visit project sites
- Strong computer savviness with MS Office suite and willingness to learn other programs as may be required
- Salary compensation will reflect years of experience.
Job Type: Full-time
Pay: $75,000.00 - $100,000.00 per year
