PURPOSE

Source new development opportunities through building market relationships, networking, and familiarity with market specific factors and state agency considerations. Negotiate the terms of TWG land acquisition and lead conceptual planning process internally. Prepare opportunities for TWG Investment Committee approval and present the proposed design, construction, finance, and overall programming of the future project. Lead team of Senior Development Directors and Development Directors in sourcing new projects and growing TWG’s footprint in a region.

DUTIES & RESPONSIBILITIES

  • Evaluate defined markets for development opportunities, including: QAP review, market research, review of macro-economic trends, area pipeline, and compile competitive analysis for future development.
  • Research state agency requirements and development hurdles, and perform review of municipality diligence on zoning requirements, stakeholders if rezone/variance/or other approvals required, consider permits required for development and ultimate timing of permit approvals.
  • Research permit and municipal fees, tap fees, real estate and transfer taxes.
  • Compare competitive rent comps, AMI levels, utility allowances, building types, amenities, parking, and other factors to determine proposed rental income.
  • Perform Excel financial modeling for full deal structure, including: capital stack, deal timing, rents, operating expenses, costs, valuation assumptions, exit/refinance strategy, and other various deal points.
  • Source new development opportunities by reviewing listings, offering memorandums, networking with brokers and land sellers, discussions with local city planning and economic development, and leveraging TWG’s current connections in certain markets.
  • Negotiate terms for land purchase, prepare letters of intent, prepare term sheets to municipalities for incentive structure where applicable, and respond to RFI, RFQ, and RFPs where appropriate.
  • Create presentations to city council, city planning, economic development, neighborhood groups, and other various stakeholders when required for up front deal approvals and incentive requests.
  • Coordinate with V.P. of Tax Credit Development to identify new target markets to evaluate potential sites and opportunities, and prepare site evaluations when considering new opportunities.
  • Track development opportunities in Dealpath, including deals that are passed on with reasons for passing on the deal and any follow up items.
  • Prepare and present full Investment Committee package for deal approval to move forward with deal prior to signing land contract.
  • Lead team of Senior Development Director(s) in targeting 10-15 deal approvals from IC annually.
  • Once deal receives Investment Committee approval, provide full turnover of deal to Development Manager for design and permit management.
  • Review and approve Draw Schedules during construction.
  • Attend relevant conferences and networking events.
  • Provide weekly updates on pipeline opportunities to V.P. of Tax Credit Development and participate in team-wide updates and idea sharing.

QUALIFICATIONS

  • Bachelor’s degree (BA/BS) in Finance, Real Estate, Urban Planning, Engineering, Construction or Architecture related field
  • Minimum 5 years’ experience in real estate development industry, preferably within multifamily (including experience market rate, senior, tax credit, or mixed-income housing)
  • Familiarity with state agency and QAP processes, permitting process, and knowledge of working with municipal planning departments, building departments, utility companies, and other various municipal functions
  • Familiarity with tax credit development
  • Competency in Microsoft Office products, file share sites, and various document tracking applications
  • Ability to work independently and in team settings
  • Ability to provide consistent reporting in written and verbal form
  • Able to adapt to changing deal structures across various deal types in a fast-paced environment
  • Displays initiative and strong sense of personal motivation
  • Displays analytical and proactive problem-solving ability, and ability to think multiple steps ahead
  • Strong and effective organization, communication, and coordination skills
  • Work and support projects and the development process at all levels
  • Promote a sense of teamwork within each project
  • Travel may be required as specific projects require

Job Type: Full-time

Pay: From $70,000.00 per year
