Job Summary

Supervises construction operations on assigned projects from pre-construction to owner closing, including supervision of vendors, volunteers, and subcontractors.

RESPONSIBILITIES

  • Plan and implement all construction activities on assigned single family sites
    • Verify completeness and accuracy of material estimates and schedules, performing material takeoffs from plans, procuring needed materials from warehouse and vendors
    • Thoroughly understand construction documents
    • Schedule and approve all project supplies and materials
    • Schedule project subcontractors
    • Create initial project schedule with and communicate volunteer needs to Project Manager
    • Supervise all personnel on construction site
    • As needed, assist with rough and finish carpentry, roofing, siding, masonry, cement finishing, drywall installation and finishing, various types of flooring and carpeting
    • Complete all work according to applicable international and state building and energy codes, TCHFH construction standards and construction documents
  • Maintain relationships with homeowners, volunteers, project team, subcontractors, and inspectors
    • Maintain appropriate contact with all applicable parties throughout the construction process
    • Conduct site meetings with subcontractors and vendors (awarded the job), confirming plans, specifications, schedules, and costs
    • Address and resolve concerns and issues in a timely manner, escalating as needed to construction field manager or director of field operations
  • Provide a safe and meaningful on-site experience for volunteers, donors, and homebuyers
    • Lead crews of volunteers and homebuyers on work site, communicating work assignments; teach correct material and tool utilization techniques and provide feedback as needed for quality control
    • Promote safety through safety policy compliance, volunteer education and personal leadership
    • Implement volunteer engagement policies including sign-in, service learning, etc.
    • Display site signs and participate in other activities to recognize donors
  • Communicate essential construction information to other TCHFH departments, committees, and staff; participate in appropriate joint decision-making as needed
    • Process and code appropriate purchase invoices
    • Coordinate in-kind donations use, sworn construction statements, and in-kind confirmations
    • Coordinate volunteer work schedules on assigned construction sites
    • Communicate work plan questions, project budget and schedule with project team
    • Communicate with Homeowner Development staff regarding homeowner sweat equity, house modifications and on-site participation
  • Lead assigned AmeriCorps and/ or construction interns
    • Administer performance review process 
    • Manage staff use of Vacation, Personal, Sick, and other leaves
    • Administer, review, and approve staff mileage and expense reimbursements
    • Provide training-needs and project-assignment information as needed and requested
    • Monitor safety practices and quality control, addressing as needed
  • Participate in required department or affiliate-wide staff and professional development and safety training.  Participate in the ongoing affiliate-wide Diversity, Equity and Inclusion initiatives.
  • Participate in annual Construction department reviews of standard procedures, standard specifications, house plans and in applicable staff and professional development training

QUALIFICATIONS

Education:

  • High School diploma or equivalent

Experience:

  • Two or more years’ experience in building residential construction or successful completion of two terms as AmeriCorps member serving with Twin Cities Habitat for Humanity.
  • Previous supervisory experience or relevant teaching experience 
  • Possess valid driver’s license with good driving record

  • Effective interpersonal communication skills and the ability to deal well with a variety of people, personalities, and backgrounds 
  • Ability to effectively communicate, giving specific instruction and direction to individuals and groups
  • Ability to lead, manage, supervise, and motivate individuals and teams of volunteers
  • Ability to plan, schedule, prioritize, coordinate, delegate and manage multiple activities
  • Ability to analyze circumstances, make routine decisions, problem solve, and give direction regarding problem resolution

Knowledge, Skills & Abilities:

  • Possess sufficient knowledge of residential building materials, their application and use to perform material take-offs to determine quantities needed
  • Ability to apply construction knowledge to scheduling, coordinating, and participating in general construction work activities
  • Ability to identify on-site safety hazards and remedy including lead, asbestos, and hazardous materials being used for construction
  • Able to read and interpret standard residential construction blueprints and specifications, including working knowledge of residential building codes
  • Possess basic mathematical aptitude to calculate building measurements, quantities, etc.
  • Knowledge of first aid, safety regulations practices and building codes.  Ability to be certified in first aid and CPR within the first three months of employment.
  • Independently operate motor vehicles
  • Knowledge of Microsoft Office Suite preferred, especially Word and Outlook
  • Ability to learn and be certified in the following within one year of hiring:
    1. Scaffold Association Certification
    2. Applicable OSHA standards
    3. Environmental Protection Agency Renovation Repair & Painting (RRP) rule
    4. TCHFH Trainings on:
      • Volunteer Management
      • Supervising Partner Families
      • Supervising Construction Volunteer Facilitators
      • Build, Think, Act Facilitator training

PHYSICAL REQUIREMENTS

  • Stand or walk for most of a workday, including working on uneven surfaces
  • Apply extensive physical mobility reaching, bending, climbing (stairs & ladders), crawling, kneeling and arm and leg extensions to lift, hold, reach, carry, push, and pull
  • Regularly lift 10 - 35 pounds; occasionally lift to 50 pounds.
  • See and judge distances and space relationships

TOOLS AND EQUIPMENT

  • Must be familiar with and possess the ability to use basic hand and power tools for rough and finish carpentry, roofing, siding, masonry, cement finishing, drywall installation and finishing, vinyl flooring and carpet, as well as instructing others on their effective and safe use

WORK ENVIRONMENT

Most of the work is outside on a construction work site, either residential re-model or new builds, with daily exposure to dirt, dust, dampness, construction debris, extreme temperatures, construction noises, fumes, and construction material odors.

POSITION TYPE/EXPECTED HOURS OF WORK

The is an exempt, salaried position with an expectation of 40 hours a week and is not eligible for overtime. This is a year-round position with a Monday-Friday schedule Spring to Fall and Tuesday-Saturday schedule Fall to Spring.

COMPENSATION   

$52,000 to $60,000 annually dependent on qualifications and experience. Exempt, salaried position with excellent benefit package.
