Position Summary
As a senior licensed tradesman, the maintenance superintendent plans, organizes, manages, and coordinates the operation and maintenance of UIW buildings and mechanical plant equipment in accordance with department goals and directives. Under the direction of the Director of Facilities or his/her designee, position provides oversight to multiple crafts/trades to ensure appropriate operation, maintenance, repair, and alteration of UIW buildings and mechanical plant equipment in compliance with local, State and Federal laws and regulations related to safety, environmental issues. As a working superintendent, duties split is approximately 85/15 between supervision and trades work.

This position is considered a “Responsible Employee” under Title IX federal regulations and “Mandatory Reporter” under Texas state law and the UIW Sexual Misconduct Policy. As a Mandatory Reporter, this position requires you as the employee to promptly report any incident that you witness or receive information about Title IX violations. These reporting responsibilities are set out in the UIW Sexual Misconduct Policy.

Description of Job Duties
  • Supervise all personnel within plumbing, general maintenance, carpentry, and paint fields to include daily schedules, work assignments and documentation of work order system.
  • Oversee all aspects of the assigned work order and preventative maintenance inspections including budget, personnel, training, and work site safety for areas under supervision.
  • Lead supervisor on all small in-house projects that involve multiple shops/trades.
  • Develop and implement evaluation criteria to determine the effectiveness of work orders and daily schedules.
  • Remain current with TDRL on Trades License to which incumbent holds (i.e., Master Plumber or Master Electrician)
  • Remain current on UIW Safety Plans related to craftsmen work and workplace safety; Enforce workplace safety planning.
  • Measure operating results against pre-determined objectives, goals, costs, and service levels; and staffing and resource plans to ensure timely, efficient, and cost-effective completion of work.
  • Recommend and implement improvements in operation and administration of Facilities services.
  • Secure bids and proposals as directed in accordance with current UIW protocols; Follow all UIW Purchasing directives and procedures.
  • Develop and implement preventive maintenance inspection programs and procedures for the Facilities to improve service through failure reductions.
  • Respond or report to work as directed by Director for emergencies, extreme weather conditions, or any other abnormal conditions that impair service or the safety of service, twenty-four (24) hours per day, seven (7) days per week.
  • Assist in the supervision of skilled and semi-skilled workforce by ensuring the fair and consistent application and strict adherence to UIW rules, regulations, and Employee Handbook and policies to including the EEO, Anti-Discrimination and Anti-Harassment and Anti-Retaliation policies.
  • Enforce and abide by all applicable building and maintenance codes (i.e., International Building Code, NEC, OHSA, as well as CoSA, county, and state regulations and codes
  • Perform related duties and projects as assigned.

Knowledge Skills and Abilities
  • Must be able to read, write and speak English, as well as communicate effectively and express ideas effectively and concisely
  • Must be able to properly and safely handle and utilize a wide variety of hand and power tools.
  • Knowledge working with, interpreting and reading building prints and diagrams
  • Knowledge working with, interpreting and reading equipment prints, schematics and diagrams
  • Knowledge of pneumatics, hydraulics and pressures
  • Knowledge of mechanical, electrical, and plumbing systems and trades, as well as (general) of carpentry, tile, sheetrock, HVAC, locksmith trades.
  • Knowledge of hazards and procedures for safety measures in areas of MEP trades fields
  • Knowledge of OSHA regulations and SDS standards
  • Ability to operate a forklift, as well as UIW vehicles in a safe and proficient manner according to policy
  • Ability to work effectively within a service orientated environment with frequently changing priorities
  • Ability to work independently and in a team setting
  • Ability to supervise work crews efficiently and effectively, as well as motivate, inspire and lead staff to accomplish university and divisional goals
  • Ability to problem solve and show sound judgement, as well as follow through and carry out assignments
  • Knowledge of computer systems and general office software programs
  • Ability to work effectively with individuals from diverse communities and cultures.
  • Employee shall adhere to all applicable rules and regulations of the University, the Conference, and the NCAA.

Required Education
High school diploma or equivalent.

Required Work Experience
  • Minimum of 5 years’ experience supervising trades
  • Minimum 5 years’ experience leading skilled and semi-skilled work crews in a commercial or educational setting / environment or combination of the two.

Required Certifications, Licenses or Registrations
  • Master-level Texas License in one of the skilled trades (e.g., plumbing, electrical, etc.) or holder of a Texas HVAC License.
  • Current Texas Driver’s License or ability to obtain a Texas Driver’s license within 90-days of obtaining the role.

Work Hours
  • Typical hours Mon to Fri 8am to 5 pm. May be required to work evenings, holidays, and weekends as needed for emergencies and projects.
  • Incumbent is required to carry a department-provided cell phone for on-call emergencies.

Physical Demands
  • Must be able to lift, carry, push and pull a variety of tools, equipment and materials. Must be able to reach overhead.
  • Must be able to work in confined spaces.
  • Must be able to climb, balance, stoop, kneel and crunch to gain access to pipes, wiring and equipment.
  • Must have/possess depth perception, field of vision and color vision to fit and install parts.
  • Must have near-vision acuity (or corrected vision) to be able to read equipment diagrams, inspect parts and read and interpret building prints and diagrams.
  • Exposed to inclement weather and hot/damp/cold environments.
  • Exposed to noise and vibrations from operating machinery.
