The Director of Multi-Family Construction is focused on planning, estimating, bidding, contracting, and executing the construction of Multi-Family Buildings. As Director of Multi-Family Construction, you will report to the Vice President of Building Operations and Senior Leadership team. In this role, you will be successful if the division can maximize operating margins, complete projects on time, and on budget.
Additional Responsibilities Include:
- Develop conceptual costing, materials analysis, value engineering and constructability for evaluation of project viability
- Prepare hard cost budgets for multi-family projects for inclusion in project proformas
- Tabulate all solicited contractor bids, spread, and negotiate with selected contractors, prepare construction contracts, agreements and exhibits for review against the budget, plans and specifications and proforma
- Direct all contract field operations for Multi-Family projects to ensure conformance with plans, specifications, proffers, codes, schedules, and budgets
- Research new materials/trends for design and cost savings
- Maintain relationships with trade professionals and suppliers
- Establish new relationships with trade professionals and suppliers to ensure adequate resources for all projects and to continually improve pricing and quality of work
- Assist in settling invoice and contract disputes
- Assist in the product development process and ensure that new designs are cost effective and functional
Qualifications:
- 10+ years' experience in multi-family construction management
- Bachelor’s Degree required
- Prior supervisory experience required
- Strong analytical skills and great attention to detail
- Excellent communication skills
- Strong organizational and problem-solving skills
- Ability to work independently and as part of a team
- Ability to multitask, prioritize, and work well under pressure to meet established deadlines
- Advanced knowledge in Microsoft Office, to include strong administrative skills
Position is based in Northern Virginia. This position will work out of our Ashburn, VA office, but will involve travel to various counties in Northern Virginia. Position will be remote with travel until Van Metre offices have officially reopened.
