What are the responsibilities and job description for the Development Associate position at Vestas?
Steelhead Americas is Vestas' renewable development arm operating in North America. Responsibilities
* General Project Work
o Review lease agreements and associated documentation to evaluate risk assessment in order to facilitate internal approvals of contractual commitments.
o Facilitate the real estate document workflow between land agents, legal counsel and project developers.
o Complete the execution and storage of final real-estate lease, right-of-way, and purchase agreements, including Interface with local county offices to facilitate the recording of Wind Lease Agreement Memoranda.
o Interpret and follow up on payment obligations under the terms of completed Wind Lease Agreements.
o Participate in direct land agent and landowner conversations and negotiations where required to expedite agreements
o Evaluate lease data for input into altAMPS software for tracking, payments and landowner information management
o Develop and maintain professional relationships with Legal, Finance, Insurance and other departments.
o Identify opportunities to continuously improve processes and create mutual value for Steelhead and our partners while protecting Steelhead profitability and risk aspiration.
* Tracking, Processes & Procedures
o Responsible for management of overall real estate document organization.
o Handle overall real estate lease processes for Steelhead Development Team to (1) easily find and reference past contracts and forms, (2) track payments coming due under Wind Lease Agreements, (3)track upcoming development milestones (e.g. expirations or terminations under Wind Lease Agreements).
o Coordinate with Commercial team inputs for reporting and tracking of landowner payments
o Implement internal process improvements necessary to support job requirements, including document management and reporting tools.
* Curative Work, Disclosure Schedule Preparation, Project Sale Assistance
o Assist with and perform curative work required in anticipation of potential project sales, e.g. clean-up required to address real estate documentation and landowner payments.
o Prepare disclosure schedules to be attached to project sale documentation.
Qualifications
* Bachelors' degree in Legal Administration or related field, plus three years of directly related experience as paralegal or contract specialist.
* Working knowledge of commercial regulations and law
* Knowledge of practices, procedures and processes of the Development group.
* Good oral communication skills with proven ability to prepare clear, concise and compelling written materials; solid customer presence and ability to navigate potentially contentious issues.
* Proven capabilities in problem-solving, negotiations and conflict resolution
* Ability to plan, organize, balance responsibilities, prioritize, and follow up on assigned workload to meet multiple deadlines. Detail oriented.
Preferred:
* 3-5 years of directly related experience in all phases of development.
* Experience working in a capital equipment industry with long-term service-related contracts, or a construction-related industry.
* Experience working with customers and organizations with multi-operating sites and organizations.
