ASSISTANT REGIONAL PORTFOLIO MANAGER

VineBrook Homes is an internally managed Midwest/Heartland-based real estate investment company, focused on acquiring, renovating, leasing and operating single-family homes as rental properties. An early investor and developer of the Single-Family Rental home (SFR) asset class, we commenced operations in late 2007. Our proven, yield-focused investment strategy targets a unique opportunity building a portfolio of "Optimal House" assets in key Midwest markets. We own or manage over 16,000 Single Family Rental Homes throughout the Midwest. Additionally, VineBrook Homes is currently undergoing the next major expansion of its strategy, expecting to drive toward 25,000 Homes.

POSITION SUMMARY/OBJECTIVE
The Assistant Regional Portfolio Manager (ARPM) is responsible for assisting the Regional Portfolio Manager (RPM) with direction and supervision of Portfolio Managers (PM) and property management activities for assigned markets, primarily pertaining to a growing portfolio of Single-Family Rental (SFR) units. The ARPM is responsible for contributing to the organizational objectives by assisting markets on specific assigned tasks that may relate to staffing, process adherence and compliance, training, and other activities deemed necessary by the RPM. A focus on driving compliance to VineBrook Homes' processes and policies is key to success and to ensure a consistent approach to property management is observed across the business and their assigned markets. The ARPM with work closely with the RPM in the execution of the company's strategy related to property management by assisting market teams in driving operational execution for day-to-day operations that achieve budgeted financial results, promote customer satisfaction, operational efficiency, and margin growth. Finally, the ARPM is responsible for leveraging data and reporting throughout the team to drive results and transparency. Ultimately, the role will leverage careful planning, effective communication, and accountability to resolving assigned tasks or duties prioritized by the RPM with the end goal being to deliver target Net Operating Income (NOI) on the Managed Home and Same Home Sale portfolio(s).


Essential Duties and Responsibilities

  • Works closely with the RPM to identify areas of underperformance or challenges requiring additional resources and oversight to deliver on Property management goals, objectives, and business strategies to maximize financial and operational performance and ensure NOI and NOI margin goals are met each year. The ARPM will assist the RPM in monitoring and managing markets challenged with delivering on NOI, NOI margin, and SHS NOI goals.
  • Assists RPM in creating plans to monitor operating results of core property management activities within assigned markets and on specific tasks on an ongoingbasis until acceptable performance is satisfactorily maintained. Critically, installs a culture of transparency and reporting usage at the market level to align with our processes and task-based workflows.
  • Reports up-line to RPM on weekly, monthly, quarterly, and yearly performance and operations for assigned markets and tasks, which may include, but is not limited to forecasting, identifying headwinds and tailwinds, and formulating goals to achieve individual and overall market results according to and in-line with company goals. Collaborates with RPM on strategies to drive market or individual performance standards. It is critical that the ARPM has mastery and deep knowledge of all market activities and assignments within each respective silo and is proactive in making recommendations to achieve goals outlined by the RPM in accordance with company goals and objectives and to keep upline leadership informed of decisions duly made with natural authority/empowerment inherent to the position.
  • Participates in formulating goals and strategic business plans necessary to assist markets and individuals on assigned tasks in line with the Company's strategic goals and budget(s) for assigned markets / tasks by analyzing and evaluating financial statements, reconciling monthly statements against approved budgets, and working with the RPM, VP, and others to discuss financial resource needs and challenges
  • Oversees the operating performance and compliance of assigned market(s) or individual(s) Property Management personnel, policies, and procedures, by inspecting properties, reviewing financial pricing models, and marketing plans, conducting operational and financial audits, and developing corrective actionplans in accordance with the stated goals determined by the RPM.
  • Looks for and acts on opportunities for improving processes, efficiency, productivity, and effectiveness, and solicits ideas, suggestions, and recommendations from the assignedtasksand markets to improve the overall efficiency and effectiveness of the portfolio
  • Stays abreast of market and economic conditions within the markets, communicates emerging trends, opportunities, and potential threats. Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs, researching and or subscribing to professional organization or online publications, and utilizing other appropriate method(s) to obtain business and professional information, and applies knowledge and practices to area(s) of responsibility.
  • Responsible for assisting in recruiting and performance of the assigned markets
  • Ensures team members of assigned markets are held accountable for performance in accordance with their job descriptions, market, and company goals.
  • Provides one-on-one coaching, guidance, and monitoring to market leadership and personnel. Ensures that allteam members receive appropriate training. Delegate's responsibility and authority as appropriate to facilitate staff development. Promptly addressing any performance problems through coaching,training, redirection, or discipline. Promptly recognizes and encourages good performance.
  • Identifies, collects estimates, reviews, approves, and monitors the completion of all large capitalprojects being performed at properties per appropriate approval workflows.
  • Performs other related duties as assigned to meet the needs of the company.


MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS AND ABILITIES)

  • 5 years of industry-related experience, with 3-5 years of demonstrated management experience overseeing scaled market operations (1000 units).
  • 2 years in a leadership position within VineBrook Homes preferred.
  • Operational skills, knowledge, capability, and understanding with a commitment to operational excellence.
  • Successful leader with proven track record, including a willingness to make needed changes.
  • Demonstrated record of success in managing large capital projects with strong operational, financial and safety performance.
  • Direct and straightforward communication style; ability to set clear and specific direction, goals, objectives, and expectations; subordinates know where they stand.
  • Demonstrated ability and record of success in developing and maintaining strong customer relationships and industry contacts.
  • Strong safety leadership - will place a high priority on safety, with a continual emphasis on driving and maintaining a strong safety culture.
  • Ability and willingness to delegate responsibility and accountability, but hands on enough to stay on top of the business.
  • Ability to interact and work effectively with personnel at all levels of the organization, as well as with executives and investors.
  • Demonstrated financial acumen and business administration skills, including solid knowledge of financial operations; understands financial statements.
  • Excellent communication skills; effective at conveying ideas and direction, both verbally and in writing.
