POSITION SUMMARY:
The Regional Property Manager is responsible for leading a team of Site Managers and Maintenance Technicians overseeing and optimizing facilities support and tenant relations among owned and leased properties within an assigned regional geographic area. This role travels frequently around multiple property sites and works closely with the Management Supervisor to achieve superior operational results and financial performance through effective and efficient operations, to increase cash flow through lease rentals, and to support the Company's Mission, Vision, and Values.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Oversee the daily property operations among properties in assigned areas and direct Site Managers and Maintenance Technicians.
· Manage employee performance, write performance reviews, and provide coaching and feedback. As needed, delegate work and follow up with employees to confirm timely completion of tasks.
· Assist with hiring, coaching and disciplinary actions for employees; assist in training new employees.
· Effectively manage tenant relations including but not limited to collecting rent, filling vacant units, overseeing repairs, assisting with evictions, analyzing leases, enforcing tenant compliance, and performing landlord obligations. Utilize solid customer service and communication skills to build and maintain professional relationships with all tenants.
· Lead and manage projects across the assigned properties with Site Manager to identify and qualify project needs, create scope of work, review requests for quotes to subcontractors, and consult with Management Supervisor of Property Management to award work to subcontractors.
· Oversee all aspects of property maintenance and capital projects in the assigned properties including alterations, on-site resources as required, purchase of supplies and equipment and capital maintenance expenditures. Assure building code and all related compliance, direct support to address municipality issues/requirements, and attend public hearings/meetings relevant to Company property.
· Manage, oversee and efficiently utilize Yardi Breeze software.
· Available to provide direction or assistance due to emergencies, including outside of work hours.
· Effectively utilize virtual means to communicate efficiently and work independently under remote conditions as applicable.
EDUCATION & EXPERIENCE REQUIREMENTS:
· 5 - 10 years of progressive experience in property management.
· Experience with multi-site/multi-state property management and knowledge of tax credit and rural development guidelines.
· Expert at property management principles, actions and standards, as applied to public facilities required.
· Ability to understand lease documents and other related manuals for compliance with HUD and Rural Development guidelines.
· Ability to evaluate bids from contractors and develop bid specifications required.
· Two or more years of experience in a supervisory role preferred.
· Property Management licenses or acquired competencies preferred.
· Must have a valid driver’s license and a clean driving record.
· Proficient in MS Excel and Microsoft Office working environment utilizing but not limited to other office skills and knowledge.

WORK ENVIRONMENT:
· Weekly travel required, to inspect property sites, with occasional overnight stays required to visit all of the assigned properties.
· Remote work may be completed outside of the company locations. The role is responsible to set up a professional and ergonomically safe work environment and to be available during working hours.
