Overview:
As a Property Asset Manager, you will be at the forefront of our operations, ensuring the seamless management and integration of all aspects of our properties. This role is pivotal in overseeing property managers, conducting occasional site visits and safeguarding the assets well being, both physically and financially. You will be responsible for maintaining high occupancy rates, ensuring resident satisfaction and overseeing the property's financial health.
Responsibilities:
- Property Management Oversight: Direct oversight of regional and property managers to ensure properties are managed according to company standards.
- Financial Performance: Monitor financial performance, including occupancy rates, delinquency/rent collection, and budget management, aiming to maximize NOI.
- Marketing and Leasing: Oversee marketing efforts, guest cards, applications, leases, renewals and ensure effective move-in/move-out processes.
- Resident Relations: Ensure high levels of resident satisfaction through conflict resolution, reviewing surveys, and managing maintenance and work orders.
- Compliance and Inspections: Oversee property compliance with all relevant laws and regulations.
- Vendor Management: Approve invoices and ensure efficient contract review and management.
- Human Resources: Responsible for hiring/terminating staff, reviewing résumés, and conducting training and onboarding using Appfolio.
- Reporting and Communication: Prepare weekly status reports, maintain effective communication channels, and host weekly conference calls with Property Managers.
- Site Visits: Regular site visits to existing properties to assess operations and overall appeal.
- Capital expenditures: Review and manage ongoing cap-ex projects.
Qualifications:
- 3-5 years experience in property or asset management with a strong understanding of property operations with a focus on bottom-line results..
- Excellent problem-solving skills with a proactive approach in addressing issues and opportunities.
- Strong communication, organizational and interpersonal skills
- Proficiency in property management software such as Appfolio.
- Ability to manage multiple tasks simultaneously, prioritize and meet deadlines.
- Ability to work in a fast-paced and ever changing work environment.
- Strong leadership skills, with experience in hiring, training, financial and performance management.
