The work - How you will contribute:In accordance with the Wallick Mission and Values, the Area Manager has multi-site property management responsibility for a cluster of affordable communities within a defined geographical area consisting of from 3 – 6 communities and/or a minimum of 400 units within the cluster. May have direct responsibility for a large community within the overall group of communities.Essential Functions and Responsibilities: Responsible for day to day management of home community. Responsible for financial performance communities within the area. Oversight of community staff to ensure work is satisfactorily completed in a timely manner. When appropriate, discipline staff for substandard work performance under the direction of the Regional ManagerEnsure any vacant positions that come available are filled with qualified staff Oversight of all governing compliance including inspections, and any required governmental reporting. Oversight of adherence to all Company-related policies. Responsible to maintain the communities within the district to all company standards. Assist Regional Manager with annual budget process: Maintain such for each community within the area. Responsible for ensuring work hours for the community staff within the area are reported correctly at the close of each pay period. Ensure rental unit inspections (move-in, occupied (performed quarterly), annual, and move-out) are completed in a timely manner Ensure collections of all monies due to the community (i.e. rent) are received Manages new resident rental application process Maintain positive relationship with the community owners/management, local law enforcement and residents Perform other related duties as assigned About You:Must have a minimum of 4 years previous property management experience. Must have a minimum of 3 - 5 years previous experience in a management role, directing the workflow of other associates Must have a basic knowledge of accounting and budgeting Ability to organize and schedule work of others An advanced knowledge of applicable laws and regulations governing public housing. Proficiency in operating a computer and Microsoft Word and Excel software is required Licenses/Certifications/Registrations: Valid driver’s license.
