We are looking for a Service Technician II to join our team!
The service team is critical to Waterton and each community’s success. The Service Technician II will help serve our residents and maintain the physical condition of community and equipment, and protect the community and equipment from damage, loss and deterioration. This position interacts with residents and prospective residents. This position may require on-call rotation and weekend work. Waterton pays an on-call stipend for each week a maintenance associate is on call, and provides a Bring Your Own Device stipend for onsite maintenance associates (which may include: service tech I, service tech II, assistant service manager, and service manager positions).
Your Impact and Responsibilities:
- Establish confidence and trust: You are passionate about building and establishing trust with our residents, your co-workers, prospective residents and vendors. You will ensure service requests are completed professionally and accurately for residents, which may include scheduling an appropriate vendor if necessary.
- Preventive Maintenance: You will update, execute and document preventive maintenance schedule on a regular basis and advise your manager of outstanding items.
- Property Inspections and Maintenance: You will perform regular property inspections to ensure compliance with established standards regarding the grounds, risk management, safety, cleanliness and general appearance, including cleanliness and landscaping management.
- Occupancy Management: You and your team will ensure apartments are ready for occupancy by overseeing and scheduling all facets of the make-ready process in accordance with leasing needs and as outlined in the Waterton Residential Standards of Performance. This includes but is not limited to move out/move in inspections, electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning/replacement, painting, equipment maintenance, preventive maintenance and cleaning.
- Maintain Commitment to Safety: You will maintain life safety equipment including but not limited to fire pumps, sprinklers, emergency generators, fire panels, smoke detectors, CO detectors, etc., including testing equipment as required. You will ensure there is a safe, clean and organized work environment (i.e. shop, pool maintenance room, storage areas). You will utilize all reasonable safety measures and precautions.
- Overall: You’ll be an excellent teammate who helps deliver departmental and organizational goals. Weekends or being in an on-call rotation may be required. Most Waterton offices are closed on Sundays.
Skills and Experience:
- You are a curious learner: Candidates will have experience and/or a desire to learn how to trouble shoot, repair, or replace plumbing, electrical, mechanical, drywall repairs, appliances, carpentry, and pool/spa maintenance. If you do not have the answer you seek to learn and figure it out.
- You’re a team player. You are ready and willing to provide great customer service to our residents and co-workers by jumping in and helping wherever you can lend a hand.
- You value communication: You understand communication is important to manage relationships and build rapport with others, and helps with teamwork. You demonstrate tact and empathy when dealing with Resident concerns, and you work to resolve them quickly, never losing sight of the importance of customer service.
- You have a service mentality: You enjoy problem solving and working on multiple projects or solutions at once. You are familiar with helping, assisting, or maintaining physical assets for multiple clients or residents at any given time.
