What are the responsibilities and job description for the Custodian (New Property) position at WC Smith?
The Collective is located in the Capitol Riverfront neighborhood near the historic Navy Yard and is one of the most sought-after luxury apartment communities in DC. The Collective is comprised of three mixed use communities and is home to three parking garages and a central loading dock for residents move in and outs, trash and recycling, deliveries and parking. This individual is responsible for cleaning, assisting with maintenance, maintaining required logs and schedules and providing exemplary customer service.
Work Schedule: Tuesday- Saturday 8am- 5pm

- Maintaining the security of the property by ensuring building(s), garages, drive-aisle, outside perimeters are secured.
- Maintaining the required property uniform and assuring the professional appearance and attitude at all times.
- Being courteous, helpful, and neat when working with residents, team members and contractors.
- Assisting in the completion of preventative maintenance schedules of equipment and operating systems which include, but are not limited to garage doors, gates and fire/life safety needs
- Assisting in maintaining the inventory of tools, equipment, and supplies.
- Notifying the manager of needed maintenance and repair on the property.
- Keeping the dock, storage rooms, work areas, and utility rooms in a clean and orderly condition.
- Performing light checks and light bulb replacement in drive aisle, loading docks, and garages.
- Managing the drive aisle and directing traffic and deliveries for vendors, UPS/Fedex, movers, and mail carriers.
- Collaborating with the concierge team to coordinate move-ins and move-outs and securing/ un-securing freight elevators and entrances
- Managing the compactor, bulk trash, and cardboard pick up by inspecting and scheduling Cleaning the dock, three garages, trash/recycling rooms, compactors and common areas when needed.
- Assisting with painting touch ups in the loading dock area when needed
- Assist the team with snow removal and the upkeep of snow equipment. Utilizing powered equipment safely to clean the parking areas
- Aware of and operate within OSHA (Occupational Safety & Health Act) standards and WCS safety/material policies at all times
- Performs all other duties as assigned.
REQUIREMENTS:
- Must have demonstrated knowledge of basic maintenance, customer service and cleaning.
- 2 years’ experience in property maintenance. Residential experience is a plus.
- Must be a proactive and self-motivated individual who enjoys working with others
- Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting, carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs; stooping and squat kneel.
