POSITION: Maintenance Supervisor

Opportunity:
To direct property maintenance and renovations for a portfolio of ~300 affordable single-family homes in the St Louis metro for Purpose Residential; Whitestone’s wholly owned property management firm. We are looking for a go-getter who is tired of the internal politics and bias’s that are structured from the top down.

Whitestone & Co. is recruiting a Maintenance Supervisor:
We are looking for an experienced Maintenance Supervisor with single-family rental or multifamily maintenance experience, along with a proven track record of leading maintenance teams and completing work orders with exceptional professionalism and in a timely manner, providing excellent customer service, and coordinating with leasing and maintenance teams to reduce unit downtime on turnovers and maximize occupancy.

Job Duties and Responsibilities:

  • Lead, direct, and control all facets of property maintenance to ensure quality services and a high degree of resident satisfaction, while working within budgetary and regulatory guidelines.
  • Work seamlessly with leasing and asset management teams to ensure work planned and performed meeting the owner’s expectations and is approved promptly.
  • Coordinate with maintenance teams to address work orders in a timely manner.
  • Coordinate with residents to ensure maintenance teams can access homes to complete work orders and meet the resident’s needs.
  • Coordinate resident moveouts, turnover, and housing inspections with property manager to reduce vacancy.
  • Review completed work orders to ensure billing accuracy and ensure work has been completed with workmanship that meets expectations.
  • Complete and review invoices and submit to ownership with necessary evidence to ensure timely payment.
  • Report progress of large maintenance programs to asset management and leasing teams.
  • Follow maintenance budgets while ensuring maintenance is completed as necessary.
  • Implement and maintain preventative maintenance program.
  • Ensure repairs and renovations are compliant with local Housing Authorities and Section 8 program.
  • Ensure that newly leased properties are move-in ready prior to initial inspections.
  • Communicate effectively and proactively with both residents and their case workers to best accommodate their needs.
  • Communicate effectively with Housing Inspectors to best represent the owner while ensuring we meet the needs of the Housing Authority and our residents.
  • Maintain courteous and helpful demeanor with residents, co-workers, vendors, etc.
  • Performs other duties assigned by Asset Management and Leasing Teams.

Education and Experience:

  • High school diploma or equivalent.
  • 5 years of experience in property maintenance.
  • 3 years of experience in Single Family Rental maintenance preferred.
  • Excellent verbal and written communication skills.
  • Exceptional customer service and interpersonal skills.
  • Extremely organized and detail and deadline oriented.
  • Experienced using Appfolio and Smart Maintenance.
  • Valid drivers license and reliable transportation.
  • Leadership skills and ability to direct, motivate, train and develop employees.
  • Experience utilizing AppFolio or other similar property management software’s.
  • Proficiency in Microsoft Word, Excel and Outlook.

Pay: $50,000.00 - $75,000.00 per year
