Job Title Maintenance Manager

Job Description:

Provides leadership to the maintenance, housekeeping and security teams to ensure a safe, attractive, clean, well maintained, and living environment for Wickshire residents and guests.

Essential Functions:

1. Directly supervise all associates in the Environmental Services department in accordance with Wickshire Senior
Livings policies and applicable laws. This includes, but is not limited to interviewing, hiring, and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.

2. Meets Wickshire Senior Living’s established expectations for the Environmental Services Department.
3. Becomes completely familiar with the state regulations governing Assisted Living, ensures compliance in department by regularly reviewing regulations checklist.
4. Creates positive associate relations through staff appreciation programs, recognition of excellent performance, and retention through regular feedback systems and promotional incentive programs.
5. Driving for community business purposes including but not limited to, driving for sales calls/trips, marketing trips, visiting residents outside of the community, attending funerals for residents, assessing a potential or current resident at home, a hospital, a rehabilitation facility, a skilled nursing facility or a competitor’s community, attending training or providing coverage for another associate at another community, attending industry association meetings, attending off-site company meetings, and going to the store to purchase items for the community.

6. Attracts, retains, motivates and leads a high performance team that provides maintenance, housekeeping and security services across the community; holds the team accountable for meeting performance objectives and upholding Wickshire’s standards.

7. Sets a strong example for others to follow and holds associates accountable for practicing a culture of safety; serves as both an active participant and a leader in the community’s Safety Committee.

8. Continuously monitors all areas of the community and grounds and takes appropriate action to ensure they are properly and safely maintained; recommends purchases or capital projects accordingly to enhance the community or address concerns.

9. Participates in establishing departmental budgets and is responsible for effectively managing all financial metrics such as salary expense, overtime, purchasing, and overall expense control.

10. Works closely with subordinate supervisors and staff in maintenance, housekeeping and security departments to ensure that work is properly assigned and performed timely and in accordance with Wickshire standards; personally performs work as necessary and appropriate.

11. Properly tracks and documents all preventive maintenance and resident work orders assuring that all work is performed timely and to the highest quality possible.

12. Oversees the timely and efficient turnaround of vacated apartments to prepare them for visits from prospective residents and move in of new residents.

13. Ensures all required and necessary service contracts are in place and renewed timely to optimize service while minimizing expense.

14. Participates in the leadership of the community’s emergency preparedness programs; purchases and ensures the proper operations and availability of emergency equipment such as generators and two-way radios; maintains contracts with vendors to provide emergency supplies such as bottled water.

15. Conducts fire and disaster drills as required by the State and Federal Regulations.
16. Leads and assists with the setup and tear-down for special events and activities.
17. Ensures safe and proper storage of cleaning supplies, chemicals, tools and equipment.
18. Oversees and participates in on-call assignments to ensure timely after-hours response to resident emergencies and physical plant problems.
19. Participates in and attends all in-service training and education programs as scheduled.
20. Demonstrates an understanding of compliance and ethics program policies and procedures.
21. Completes all mandatory compliance, HIPAA and state and federal regulatory training as required.
22. Maintains appropriate degree of confidentiality.

Education and Experience:

Minimum of three years’ related experience.

Knowledge and Skills:

1. Exhibit good time management and organization skills.
2. Proficiency in a wide variety of general maintenance tasks, such as painting, basic carpentry, minor dry wall repair, installation of assorted fixtures, and electrical and plumbing repairs that do not require a license
3. Possess the ability to handle complex issues.
4. Demonstrate strong interpersonal communication skills.
5. Proficient in Microsoft programs (Word, Excel and Outlook).

7. Express compassion for residents, staff and guests on a consistent basis.
8. Must possess the ability to make independent decisions when circumstances warrant such action.
