Woodlawn Trustees is currently seeking a Construction Project Manager to join our team in Wilmington, DE. The primary responsibility of this position is to manage and drive all stages of project lifecycle from buyout to closeout. The ideal candidate will have experience with renovation of single and/or multi-family units and be knowledgeable in codes and safety guidelines. You will work with senior management and act as the point of contact with the general contractors for each project. Woodlawn currently owns 250 individual units and is embarking on an aggressive rehabilitation schedule. In addition, a new 20-unit project has been approved.
Responsibilities
- Manage and drive all stages of project lifecycle from preconstruction to closeout.
- Manage project budget – monitor and control costs.
- Develops and manages project schedule to deliver project on time.
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
- Supervises multiple small contractors performing renovations.
- Supervise new unit construction.
- Supports company safety program and OSHA guidelines.
- Utilizes project management software throughout life of project including: RFIs, Submittals, Drawings/Specs, QA/QC process.
- Provides guidance to contractors and ensures company policies/procedures are upheld throughout the life of the project.
- Work closely with City of Wilmington staff to ensure compliance with all regulations and permits.
- Work directly with partners involved in energy efficiency, lead abatement, and healthy homes – New Ecology, New Castle County.
- Coordinate and Supervise existing Facilities Team in utilizing resources to assist with renovations and routine maintenance.
Qualifications
- 5 years of experience in construction project management - preferably in single or multi-family sectors.
- Bachelor’s Degree in Construction Management or related field; or any combination of education and experience, which would provide an equivalent background.
- Strong organizational and time management skills.
- In-depth understanding of construction procedures, material, and project management principles.
- Skilled with technology - Microsoft Outlook, Word, and Excel and Project Management software
- Industry knowledge and ability to interpret construction plans and specifications.

- A valid driver’s license
- SCOPE OF RESPONSIBILITY
The Project Manager will directly lead the renovation/rehabilitation of Woodlawn’s rental properties and lead the new construction projects. They will interface with staff from our partners at New Castle County, the City of Wilmington, New Ecology, the Land Bank and other strategic alliances. They will work closely with the VP and CEO in the planning and execution of the organization’s housing strategies. Based on the successful candidates experience, they may assume leadership of the Facilities Team.
