We are currently recruiting for a Property Manager to live on-site and lead the team at our 76-unit affordable senior apartment community located near S. El Camino Real and the 5 freeway in San Clemente.

WSH Management has managed senior and multi-family properties since we began operations 20 years ago and are very experienced in the management of both affordable and market rate apartment communities. We currently manage over 60 properties in California and have over 100 employees.  Come join us!

The Community Manager of this 76-unit (25 of the units Permanent Supportive Housing) Tax Credit property is responsible for conducting move ins, move outs, transfers, unit inspections, tax credit certifications and annual re-certifications.  Also responsible for day to day operations such as the property's occupancy, weekly and monthly reports, consistent implementation of community policies, accounts receivable and payable, and preparing the annual budget. The Community Manager is also responsible for the supervision and development of employees.

This position is also responsible for qualification of new residents, ongoing tax credit compliance, weekly and monthly reports, consistent implementation of community policies, accounts receivable/payable, and preparing annual budgets.  The Community Manager is also responsible for the supervision of maintenance and development of employees.

Work hours:  Monday through Friday 8:30 am to 5:30 pm

**Must live on-site - 2 bedroom apartment**

Essential Functions Include:

  • Proven experience working with affordable housing and permanent supportive housing programs.
  • Ability to understand financial goals, operate asset in owners’ best interest in owners' best interest in accordance with policies & procedures.
  • Ensure property is rented to fullest capacity and lost rent is minimized.
  • Ensure that invoices are accurately processed for approval and payment by Corporate office, manage petty cash and all funds. 
  • Address resident concerns and requests on timely basis to ensure resident satisfaction with management.
  • Ensure efficiency of staff through ongoing training, instruction, counseling and leadership.
  • Maintain community appearance and ensure repairs are noted and completed on timely basis.

Candidate Requirements:

  • Minimum 2-3 years working with permanent programs serving special needs populations.
  • Minimum 2-3 years as Community Manager of a stabilized Tax Credit property.
  • Supervisory experience 
  • Strong command of the English language, including proper grammar, spelling, and sentence structure
  • Property Management software experience.
  • Must maintain an acceptable driving record.
  • Candidate will be required to pass a background and drug screening. (A conviction will not necessarily disqualify you from employment with WSH Management.)
