The Building/Facilities Technician perform preventative maintenance on equipment and troubleshoot problems. They repair equipment and systems when they break. They must document everything they do. A Facilities Technician must be able to understand, recommend and install new systems. They may provide and add corrections to Standard Operating Procedures and assist engineers in evaluating new equipment or technology. They replace equipment and components as necessary. Knowledge of Good Manufacturing Procedures (GMPs) and major trades, such as carpentry, electrical systems, plumbing, HVAC, refrigeration, is required.
The Building/Facilities Technician conduct regular inspections to ensure compliance with all requirements, policies and procedures relevant to the position. They maintain accurate records for reporting. They may do both interior or exterior maintenance duties (such as floor and facility cleaning, snow removal, landscaping).
Job Duties and Responsibilities
  • Performs complex preventive and corrective maintenance, repairs, and installations of electrical, mechanical, plumbing and HVAC equipment controls located in the interior and exterior of buildings.
  • Lead point of contact for managing facilities, building system operations and performance, third party contractors, maintenance repairs, projects, fire/life safety and emergencies.
  • Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating, and cooling.
  • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions.
  • Complies with all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety.
  • Maintains the building lighting system, including element and ballast repairs or replacements.
  • Design, inspect, and/or monitor energy systems, including heating, ventilating, and air conditioning (HVAC) or lighting systems in a building or a portfolio of properties to determine energy use or potential energy savings.
  • This role focuses on optimization and carbon emission reduction and requires analytical work performed using models, which can range from Excel spreadsheets to complex simulation programs.
  • Oversees and inspects the work performed by outside contractors.
  • Thorough understanding of Health & Safety and Environmental related facilities management requirements Ensures accidents and safety hazards are reported promptly and correctly and that all assistants/technicians follow department safety standards and protocols, including the wearing of protective clothing and gear.   • Conducts planning and documentation activities. Reads blueprints and drawings to determine procedures, applicability in field and needs for jobs/projects. Procures materials to complete jobs/projects. May review jobs with associated personnel. Updates, gathers and verifies information on one-line drawings, system prints and documentation. Completes daily activity paperwork including recording time and materials expenditures on projects and work orders. (EF)
  • Provides the information necessary to maintain the system of metrics designed to measure department effectiveness and timely responsiveness to work order tickets created through appropriate dispatch service. Adjusts work activities and timelines as necessary, accurately pulling reports and documenting, to optimize response time on work order trouble tickets (e.g. average time to close tickets). (EF)
  • Facilitates office access and office moves by providing moving crates, assembling furniture, office keys, nameplates, etc
  • Ability to write routine reports, complete assigned work orders.
  • Estimates time and materials needed to complete repairs and establishes workorder deadlines for day-to-day activities and projects.
  • Provides technical guidance to maintenance, repair, and projects.
  • Maintains adequate inventory levels of supplies and tools and orders necessary materials to complete all tasks.
  • Maintains the professional appearances of the property, equipment, engineering spaces, and common areas.
  • Manage vendor bid process. Ability to provide vendor recommendations.
SPECIFICATIONS:
Education:
  • High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training.
  • Formal certification in one or more of the following: electrical, mechanical, HVAC refrigeration systems, process controls, mechanical power transmissions, plumbing, carpentry or engine repair.
  • Ability to comprehend and interpret instructions, blueprints, electrical schematics, short correspondence, and memos and ask clarifying questions to ensure understanding.
Experience:
Minimum of related 4 years of experience
Qualifications: Welding, troubleshooting, mechanical, blueprint reading, Design and computer savvy. AutoCAD preferred,
Work Environment:
While performing the duties of this job the employee is frequently exposed to moving mechanical parts high precarious places, fumes, and risk of electrical shock. The employee is occasionally exposed to outdoor condition, extreme heat, toxic or caustic chemicals, and vibration. The noise level in the environment is reasonable.
Physical Demand:
While performing the duties of this job the employee is frequently required to stand, walk, sit, and climb ladders as needed. The employee is occasionally required lift up to 50 pounds. The vision requirements include depth perception, ability to focus, and close vision. Reasonable accommodations may be made to enable individual with disabilities to perform the essential function.
