JOB DESCRIPTION:
The Maintenance Manager is responsible for making assignments for all maintenance projects, ensuring that the work is completed according to standards and is responsible for successfully resolving all associated problems.
ESSENTIAL FUNCTIONS:
- The Maintenance Manager supervises and schedules the daily maintenance services of the department to ensure that prescribed standards and related local, state and federal regulations are met.
- This position develops department policies and procedures and conducts inspections of the facility's physical condition and equipment operability.
- This position determines when service representatives and outside contractors are to be contacted regarding routine or emergency repairs on such equipment as boilers, laundry equipment, standby generator, kitchen and other medical and general equipment.
- The Maintenance Manager determines daily assignments for the Maintenance staff. This position analyzes and resolves worker and work problems and suggests plans to motivate workers and achieve work goals.
- This position assures that Maintenance staff are properly trained, oriented to the work environment and have necessary supplies and equipment to perform their work.
- This position may make initial service calls on problems related to mechanical, electrical, plumbing, heating and boiler operations and participates in or makes work assignments for repair or preventative maintenance. This position coordinates mechanical, preventive maintenance and general maintenance and repair activities with department heads to assure that maintenance activities are scheduled and do not conflict with other projects.
- Inspects all fire extinguishers and the facility for fire hazards; runs a sprinkler flow test and inspects all fire sprinkler heads; inspects and prepares all door closures and panic bars; inspects fire alarm system and smoke system.
- The Maintenance Manager performs the following mechanical duties in the repair and maintenance of hospital and nursing home boilers and equipment: adjusts dampers and air flow; regulates flow and temperature of hot and cold water for heating and cooling and domestic use; calibrates temperature and pressure of steam and hot water heating vessels; installs ventilation fans and duct work; performs routine and skilled maintenance on such equipment as air conditioning units, boilers, electric generator, steam generator, critical care equipment, snow blower, pickup, elevator, electric motors, wheelchairs, beds, and lawnmower.
- The Maintenance Manager performs a variety of testing activities including testing water levels and chemical content in boilers, steam generator and water softeners; add chemicals as necessary; charges batteries for electric generators.
- This position performs such electrical duties as pulling wire, replacing or installing outlets, switches, boxes, conduit covers plates and light fixtures, and trouble shooting and repairing electrical equipment.
- This positions' plumbing duties include installing traps, supply tube, faucets, washers and valves, re-plumbing steam boilers and piping and supply return lines for added domestic boiler.
- The Maintenance Manager performs such carpentry duties as constructing stud walls, and putting up paneling and sheet rock. This position tapes seams, frames in doors and windows, puts in finished trim, installs door locks, latches, hinges and handles. This position installs suspended ceilings; builds cabinets with drawers and shelves; builds and installs counter tops, shelves and work benches; replaces broken windows and repairs furniture; installs ceramic tile and floor tile; performs masonry repair, staining and varnishing.
- The Maintenance Manager performs established preventive maintenance activities and maintains regular logs of work orders and preventative maintenance activities. This position installs new equipment as required.
- This position in-services all employees on a quarterly basis on MSDS sheets and the Compu-HZ Hazard Communication System.
- This position may perform additional duties as requested or directed by the Director of Operations.
- This position must understand and practice Universal Precautions, OSHA Classification, Category I.
EDUCATION AND EXPERIENCE:
- A Bachelor's degree in Engineering (mechanical, electrical, or structural) or an equivalent combination of education and experience.
- 5 - 7 years of leadership experience in facility engineering/plant operations (HVAC, electrical, mechanical, plumbing, and construction).
- Prior experience conducting in an acute care environment.
- Life Safety – Healthcare certification, or the readiness to acquire this in a stipulated timeframe.
- A trade license is preferred
- A robust repertoire of leadership skills.
- The ability to read, comprehend, and create blueprints
- Proficiency in Microsoft Windows desktop applications and navigation.
- An eagerness to roll up your sleeves and play hands-on as needed.

JCHC was ranked a top 100 critical access hospital in the nation in 2022, and is a non-profit, community hospital that is owned and operated by a hospital district. It is a 25 bed critical access hospital, 50 bed nursing home and an outpatient clinic. 8 Family Doctors, 4 PAs and one General surgeon are on staff, along with over 200 employees. JCHC is a modern facility that is growing, with a new inpatient space and many new renovations and additions currently under construction. A new nursing home was completed in the spring of 2016.
