SUMMARY

Family Service League is seeking a full-time Maintenance Supervisor for a homeless shelter in Smithtown. Under the supervision of the Operations Manager, the Maintenance Supervisor is responsible for maintaining the interior and exterior of the property.  The Maintenance Supervisor will repair facility equipment and maintain the building structure, in accordance with Suffolk County regulations. Additionally, the Maintenance Supervisor will oversee the housekeeping staff.

 RESPONSIBILITIES

• The Maintenance Supervisor will oversee staff, including recruiting, hiring, training, developing, and conducting supervision and performance appraisals.
• On-call responsibilities; including shift coverage.
• Work independently and properly triages work orders according to importance. 
• Maintain ongoing relationships with outside vendors. 
• The Maintenance Supervisor will diagnose and troubleshoot problems, as well as perform routine maintenance and repairs.
• Prepare rooms for occupancy, including hanging sheet rock, spackle, painting, and routine maintenance.
• Perform basic electrical and structural repairs or installations.
• Perform mid-level plumbing duties: snake lines, remove and install toilets, and repair leaking pipes in ceilings, walls or under countertops.
• The Maintenance Supervisor will conduct regularly scheduled safety checks externally and internally throughout the building, including all equipment. 
• Maintain the interior of the property by performing routine maintenance tasks, including removal and replacement of light bulbs and ceiling tiles, unclogging drains, drywall repair and painting. 
• Notify Operations Manager timely of the need for repairs or replacement of equipment or furniture.
• The Maintenance Supervisor will perform heavy cleaning duties, including cleaning floors, shampooing rugs, washing walls and glass, and removing rubbish.
• Maintain the exterior of the property by blowing leaves, picking up trash and debris, sweeping, trimming, weeding, and removing snow and ice. 

QUALIFICATIONS

High School Diploma or GED required.

Minimum of 3 years of experience performing building maintenance and repairs required. 

Prior experience with electrical, plumbing, spackle and paint, maintenance, and repair of mechanical equipment, and grounds keeping required.

Knowledge of the Suffolk County Department of Social Services requirements preferred.

Proficiency in MS Office, especially Outlook, is required. Knowledge of facilities management software preferred. 

Ability to work independently and as part of a team required.

Strong verbal and written communication skills required. 

Valid and clean NYS Driver's License required. 

Bilingual in Spanish preferred.
