APPRAISAL MANAGER leads a team of appraisers conducting assessments, valuations, and appraisal reviews of real estate, land, and other personal property to establish the market value generally used for lending, insurance, or other purposes. Establishes processes for conducting on-site inspections of property and data collection required to perform valuations. Being an APPRAISAL MANAGER follows generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Ensures appraisal documentation and appraiser certification comply with all regulations. Additionally, APPRAISAL MANAGER performs appraisal quality reviews to ensure appropriate valuation and minimize risk. Creates process efficiencies with appraisal software tools and databases. May require a bachelor's degree. Has the Member of the Appraisal Institute (SRPA) or similar designation. Requires a State Appraiser License. Typically reports to a director. The APPRAISAL MANAGER manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be an APPRAISAL MANAGER typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Job Summary:

    Working directly with national MLS provider and various product lines to provide internal analysis for Lima One Capital. Job duties will include analysis of construction inspections, budgets, rent rolls, etc., to determine appropriate comp selection for As Is and after repaired condition of the home. Additional responsibilities will include ensuring that valuations are reasonably supported, credible and compliant with federal and state regulations; the Uniform Standards of Professional Appraisal Practice; the Financial Institutions Reform, Recovery, and Enforcement Act of 1989; bank policies and guidelines; and industry standards. Facilitate requests for reconsideration of value to external appraisers with appropriate documentation; act as liaison between external appraisers and internal staff for purposes of requesting clarifications and additional information regarding appraisal report; research additional comp and subject property data when necessary. In this position, client service, discretion and judgment are key factors used to make decisions about the collateral for real estate loans. Reviewer will be responsible for helping to maintain the Bank's safety and soundness and will have a direct and important effect on operations. 


    Duties and Responsibilities:

    • Review standard appraisals and any additional provided documents for consistency. Ensure appraisal conforms to company, industry and other regulatory agency standards.
    • Ensure the appraisal review includes a thorough analysis of the appraisal report for reasonable assumptions, appropriate technical analysis, current market conditions, and ensures compliance with USPAP.
    • Provide evidence of review with relevant comments regarding validity of conclusions, adequacy of due diligence, etc. Also, provide an in-depth analysis of the appraisal that will help underwriters make sound judgment decisions regarding the collateral aspect of the loan and ultimately limit collateral risk.
    • Respond to valuation questions and disseminate valuation guidelines and requirements with internal/external customers.
    • Maintain thorough and up-to-date knowledge of the Uniform Standards of Professional Appraisal Practice, the Appraiser Independence Requirements (AIR) and company valuation guidelines that are pertinent to the appraisal review process.
    • Order external third-party reports (appraisals, site inspections, final inspections, etc.) and track for reporting/analyses/etc.
    • Review requests for 2nd appraisals to confirm AIR compliance and evaluate subsequent revised appraisal reports.
    • Maintain a good working relationship with the Appraisal Management Companies while monitoring appraisal orders, value dispute requests, and status inquiries. 
    • Perform analysis and review of appraisals utilized for Lima One Capital securitization projects. 
    • Process escalated requests from lending business units or underwriting, for appraisal reviews for lending business units, and underwriting on complex property types.  
    • Track all completed services to assist in the creation of monthly business reviews.
    • Triage all value reconsideration requests for compliance and relevancy and review all subsequent revised appraisals. 
    • Other duties may be assigned.


    Requirements

    • State Certified Appraiser License Required
    • Minimum 6-8 years' experience in real estate appraisals 
    • Real estate appraisal experience in both traditional and/or investment bank environments.
    • Knowledge of principles, practices, methods and techniques of real estate appraisal.
    • Ability to recognize and interpret real estate sales/rental data and market trends.
    • Ability to utilize data resources and internet services to evaluate appraisal value conclusions.
    • Time management skills – ability to manage multiple priorities and clients at the same time.
    • Ability to assess the stability of a property’s value and/or income, relative to its market.
    • Ability to think autonomously while exhibiting initiative and sound judgment to address issues relating to the appraisal and make appropriate recommendations as they relate to risk.
    • Excellent analytical and communication skills, including written and oral.
    • Work independently in a fast-paced environment while collaborating within a team setting.

    Desired Skills:

    • Real estate review experience
    • Experience as an in-house review appraiser within the mortgage industry
