Appraiser (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Residential Real Estate) occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function. Real Estate Appraiser Trainee (PT/FT)
  • Robeson County Local Government
  • Lumberton, NC PART_TIME
  • Example of Duties:
    • Under limited supervision, performs technical work in appraising land, residential buildings, and building improvements for tax assessment purposes. 
    • Work involves conducting appraisals of real estate and real property for tax purposes; determining the appraised value using established policies, procedures, and standards as stated by local government and the North Carolina Department of Revenue; prepares and maintains related records; providing property tax information and answering questions from property tax owners and the general public regarding appraisal process, program requirements, and other programs related issues; conducting on site reviews of property, buildings, and improvements to ensure appraised values are consistent with approved schedules. 
    • Employee is also responsible for computing and pricing lot sizes, construction areas, subdivisions and land splits. 
    • Employee must exercise initiative and independent judgment in ensuring proper application of established policies and procedures to individual appraisal cases. 
    • Employee must also exercise tact, courtesy and firmness in frequent contact with property owners and the general public. 
    • Reports to the Real Estate Division Director.

    Education and Experience:
    • High School Diploma or GED; 2 years’ experience in real property appraisal or a related field such as construction; involving measuring/ listing of structures and data collection for appraisals; or any equivalent combination of training and experience which provides the required skills, knowledge and abilities.
    • Valid North Carolina driver’s license required upon hire and duration of employment. Out of state driver’s license will be accepted only if the individual is a permanent resident of that state.
    • Must take and successfully pass a pre-employment drug test, Motor Vehicle Records driver license check, as well as submit to random, reasonable suspicion, and post-accident drug and alcohol testing. A criminal background check must be completed by the County of Robeson for potential applicants
