Appraiser (Residential Real Estate) conducts residential real estate appraisals to establish the market value generally used for lending, insurance, or other purposes. Follows standard processes for conducting on-site property inspections, data collection, and research relevant market conditions required to perform valuations. Being an Appraiser (Residential Real Estate) investigates the quality of the construction, the overall condition of the property, and the surrounding location. Uses generally accepted appraisal practice concepts and practices to perform data analysis, develop valuation estimates, and write comprehensive reports and exhibits. Additionally, Appraiser (Residential Real Estate) utilizes appraisal software tools and databases. Ensures that reports comply with required policies, formats, and regulations. May require a bachelor's degree. May require the Member of the Appraisal Institute (SRA) or similar designation. Requires a State Appraiser License. Typically reports to a manager. The Appraiser (Residential Real Estate) occasionally directed in several aspects of the work. Gaining exposure to some of the complex tasks within the job function. Responsibilities:
- Supervise and manage a team of maintenance technicians to ensure efficient and effective operation of all equipment and systems
- Develop and implement preventive maintenance programs to minimize downtime and maximize equipment reliability
- Conduct regular inspections of facilities and equipment to identify maintenance needs and address them promptly
- Coordinate with vendors and contractors for repairs, maintenance, and installation projects
- Troubleshoot and diagnose equipment malfunctions, utilizing schematics, electrical knowledge, and HVAC expertise
- Fabricate or modify parts as needed to repair or improve equipment performance
- Manage inventory of spare parts, tools, and supplies to ensure availability when needed
- Maintain accurate records of maintenance activities, including work orders, equipment history, and inventory levels
Experience:
- Minimum of 5 years of experience in maintenance management or a related field
- Strong knowledge of electrical systems, HVAC systems, and industrial maintenance practices
- Experience working with programmable logic controllers (PLCs) is highly desirable
- Proven leadership skills with the ability to effectively manage a team
- Familiarity with facilities management principles and practices
