Building and Grounds Supervisor supervises and trains building and grounds maintenance staff. Oversees landscaping activities, the maintenance of sidewalks and parking areas, and the removal of trash and snow. Being a Building and Grounds Supervisor maintains and monitors the operation of all utility systems such as heating, ventilating and air conditioning. May be responsible for the housekeeping staff. Additionally, Building and Grounds Supervisor, a level I supervisor is considered a working supervisor with little authority for personnel actions. Requires a high school diploma or its equivalent. Typically reports to a manager or head of a unit/department. Working team member that may validate or coordinate the work of others on a support team. Suggests improvements to process, is a knowledge resource for other team members. Has no authority for staff actions. Generally has a minimum of 2 years experience as an individual contributor. Coordinates, supervises, monitors, and oversees a wide variety of tradesworkers in the upkeep, maintenance, and care of all buildings and equipment; prepares working project logs and coordinates schedules and maintenance work.
Tracks, updates, and adheres to building and maintenance budget guidelines; maintains strong communication with superintendent and all crews performing work on various projects within City buildings; manages third party contractors and other maintenance vendors.
Engages, collaborates, and communicates with engineers, contractors, architects, vendors, and other parties to coordinate repair and maintenance projects; provides project management, inspections, and facilitates the completion of current projects.
Performs site visits to monitor progress and address concerns or challenges; identifies areas that need to be addressed and makes reports on work currently being done and potential future work.
Maintains, updates, and edits extensive documents and contracts; handles all purchase requests, contract requests, and gathers proposals from vendors; ensures the accurate documentation of all contracts and proposals.
Performs various maintenance work for the City; assists, supports, and participates with various crews performing locksmithing, roof repairs, key creation, internal and external building maintenance, and other facility repairs.
Ensures availability of cleaning equipment and necessary supplies; makes purchase, receives shipments, and determines work requirements and equipment.
Handles and provides high level management in emergency situations; facilitates quick response and addresses situations with clarity and tact.
Performs other duties as assigned.
Licenses, Certifications, and Equipment:
A valid State driver's license is required.
Forklift Certification, preferred.
This position is required to operate the below equipment, machines, tools, and other work aides:
Hand tools, power tools, pressure washer, generators, test equipment, ladders, scaffolding, lifts, paint sprayers, fax, copier, radio, phone, personal computer, and other assigned equipment.
Education and Experience:
High School Diploma, High School Equivalency Diploma or G.E.D. Certificate AND five (5) years of experience in building repair and maintenance work, including one (1) year of experience as a crew leader, lead worker or other semi-supervisory capacity; OR an equivalent combination of education, training, and experience may be considered.
Knowledge of –
Materials, tools, and light and heavy equipment used in building construction, renovation, maintenance, and repair
Maintenance of A/C equipment, plumbing equipment, and general building maintenance
Solid waste disposal and regulations
Construction sites and related safety protocols
Occupational hazards
Project and personnel management and supervision

Equipment maintenance practices and methods
Skill in –
Coordinating and supervising repair, maintenance, and project work for the City maintenance of buildings
Providing maintenance and repair, inspections, and supervision
Working with contractors, obtaining quotes, managing contracts, and coordinating work
Organizing materials, purchasing equipment, and maintaining inventory
Giving clear instructions, keeping accurate records, and providing strong supervision
Using tact and independent judgment within established guidelines
