BUILDING INSPECTOR inspects initial construction and additional repairs to ensure adherence to contract specifications, building ordinances, and zoning laws. May be assigned to residential or commercial structures. Being a BUILDING INSPECTOR may require an advanced degree. Typically reports to supervisor or manager. Conducts field inspections of commercial projects by inspecting all phases of building, plumbing, and mechanical in new construction.
Responsible for the entry of new projects into the software database and providing oversight of those projects to ensure all stages and aspects of applicable requirements are met.
Reviews commercial building plans for compliance with the North Carolina State Building Codes, which involves determining occupancy classifications, determining physical properties, checking detailed construction requirements, and checking other requirements as needed.
Performs administrative duties.
Meets with citizens, architects, engineers, and contractors regarding building code.
Offers interpretations on building code.
Communicates with the North Carolina Office of the State Fire Marshal for accurate, up to date Code information in difficult cases or as needed.
Maintains files of plans, specifications, field inspections and other construction documentation for all commercial building projects in accordance with North Carolina Law.
Observes conditions and issues notices for corrections to persons responsible for conformance.
Performs investigations, obtains evidence and prepares report concerning violations which have not been corrected.
Attends code workshops and conferences.
Performs after hours and emergency inspections as needed.
Assists residential inspections as available.
Performs other related duties as assigned.
MINIMUM QUALIFICATIONS
Education and Experience:
High School diploma or an acceptable equivalency diploma (GED), and five (5) years of experience in commercial construction; or equivalent combination of education and experience.
Licenses or Certifications:
Must maintain Building, Plumbing, and Mechanical Level III Standard Certificates through the North Carolina Department of Insurance.
Possession of a General Contractor's License is preferred.
Must have a valid driver’s license and be able to maintain a safe driving history as defined by the Union County Vehicle Use Policy.
PHYSICAL DEMANDS
Must be physically able to operate a variety of machinery and equipment including computers, typewriters, copiers, facsimile machines, calculators, 2-way radios, etc. Must be physically able to operate a variety of tools including ladders, tape measures, arch/eng scales, etc. Must be physically able to operate a motor vehicle. Must be able to exert up to 20 pounds of force occasionally, and/or a negligible amount of force constantly to move objects. Physical demand requirements are in excess of those for Sedentary Work. Light Work usually requires walking or standing to a significant degree. However, if the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work and the worker sits most of the time, the job is rated for Light Work. Requires driving and climbing in outdoor situations when inspecting.
WORK ENVIRONMENT
Work is performed in occupied structures as well as new structures under construction. Adverse weather conditions such as cold, heat and rain will be present on construction sites.
