This position supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living and social responsibility. The Building Superintendent role is a cornerstone of the CCA YMCA, supporting the seamless operation of the array of facilities under the guidance of the CEO. Tasked with the oversight of facility maintenance and housekeeping across all CCA YMCA owned and operated properties—including a day camp site, a 4,800 square foot office, and a 58,000 square foot full-service facility—the Building Superintendent's responsibilities are both vast and vital. Charged with the management of mechanical systems, life safety protocols, and ensuring all operations meet rigorous federal, state, and city regulations, this role is pivotal in maintaining the safety, compliance, and operational excellence of the CCA YMCA's physical spaces. As an integral member of the Senior Leadership Team, the Building Superintendent's role is not just about maintenance but about contributing to a safe, welcoming environment that aligns with the Y's commitment to community service.

Our CCA YMCA is located in Southern New Jersey; we are just 45 minutes from Philadelphia and 45 minutes from beautiful South Jersey beaches. We serve communities in Cumberland, Atlantic, and Cape May counties. There are multiple wildlife and outdoor activities in the area such as kayaking, biking, and boating- to name a few. Our Summer Day Camp sits on 60 acres in Pittsgrove that includes a Lakefront.

ESSENTIAL FUNCTIONS

• Develops and manages a preventive maintenance program for the purpose of ensuring that CCA YMCA facilities are well maintained and in a safe and orderly condition
• Ensure all mechanical infrastructure systems, electric, ventilation, HVAC, and indoor pool operation are well maintained
• Work with outside agencies, i.e. City of Vineland Health Department and City of Vineland Fire Department, to ensure compliance with local, state, and federal regulations related to facilities and grounds
• Oversees all facility and housekeeping staff
• Develops and oversees the Facility Maintenance budget
• Perform limited facility maintenance as needed
• Conduct daily inspections to identify areas of concern
• Board Property Committee Director Liaison, gives leadership to the volunteer property committee
• Manage scheduling and completion of PM activities via the CCA YMCA dedicated method
• Risk Management Committee Co-Chair
• Attend NJ State Alliance Facility meetings/calls and YUSA calls/meetings as appropriate for the department
• Give leadership role to small/mid-size capital projects
• Ensure that insurance is up to date and compliance with local and state certifications are being followed, keep exceptions current
• Performs all other duties as assigned

QUALIFICATIONS:

• Minimum 5 years of experience directly managing facilities (required), YMCA experience preferred
• Minimum of 5 years of experience directly overseeing staff
• Knowledge of building operation and fire safety codes and regulations required
• Knowledge of preventive maintenance required
• Bachelor’s Degree in related field preferred or equivalent experience required
• Minimum 3 years of experience in the development and monitoring of budgets preferred
• YMCA Team Leader Certification preferred but not required
• Current Certified Pool Operator (CPO) certification preferred. If not certified, will obtain within 6 months of hire required
• Knowledge of pool chemical/filtration for an indoor pool
• Excellent verbal and written communication skills
• Excellent customer service and interpersonal skills
• Ability to work with Microsoft Suite and web-based programs
• Bi-lingual preferred but not required
• Must complete any and all required trainings within 60 days of hire including, but not limited to, Employee Orientation, Stewards of Children
• Ability to relate effectively to diverse groups of people from all social and economic segments of the community
