Business Development Director directs the execution of the business development vision, strategy, plans, and processes to drive sales, increase revenue, expand markets, and accomplish financial objectives. Identifies and evaluates new markets, partners, channels, and customers. Being a Business Development Director develops and uses contacts and relationships within the industry, business environment, and customer base to understand and respond to competition, pricing, and product demand changes. Oversees the development of proposals and contracts for new business opportunities and manages negotiations. Additionally, Business Development Director collaborates with marketing, sales, product development, and other stakeholders to support business development plans. Requires a bachelor's degree. Typically reports to top management. The Business Development Director manages a departmental sub-function within a broader departmental function. Creates functional strategies and specific objectives for the sub-function and develops budgets/policies/procedures to support the functional infrastructure. To be a Business Development Director typically requires 5+ years of managerial experience. Deep knowledge of the managed sub-function and solid knowledge of the overall departmental function.     Principal Duties and Responsibilities:

    Accounting/Payable Processing:

    • Review, approve, and code vendor invoices and enter them into accounting software.
    • Process and record payments for outgoing invoices, ensuring timely payment to vendors.
    • Coordinate off-cycle payment requests as needed.
    • Annual 1099-MISC processing.
    • Monitor and maintain the EFT payment program for vendors.
    • Maintain updated vendor insurance information.
    • Assist in work order input.
    • Calculate management fees and lease commissions.

    Tenant Relations/Billings:

    • Monitor property and tenant insurance expiration dates and request updated Certificates of Insurance as necessary.
    • Submit invoices to tenants for maintenance work, supplies, and utilities.
    • Send reminders to tenants with rent increases.
    • Process and distribute maintenance calls received from tenants.

    Social Media/Marketing:

    • Manage and grow our presence on various social media platforms, including Facebook and LinkedIn.
    • Create engaging content and interact with followers to foster community engagement.
    • Collaborate with the marketing team to develop marketing materials.
    • Contribute creative ideas to enhance brand visibility and engagement.

    Administrative:

    • Promote streamlined workflows and identify areas for improvement.
    • Assist with administrative duties such as answering phones and distributing mail.
    • Maintain schedules and update phone greetings as needed.
    • Prepare meeting materials, complete minutes, and distribute agendas.
    • Assist in equipment upgrades and training.

    Knowledge, Skills, Abilities:

    • Associate degree in a related field or equivalent experience.
    • Superior organization skills and ability to multitask.
    • Proficiency in Microsoft Office software.
    • Excellent communication skills, both verbal and written.

    Working Environment:
    Work is primarily conducted in an office setting.
