REGIONAL MAINTENANCE SUPERVISOR
Princeton is thrilled to announce an exceptional opportunity for a Regional Maintenance Supervisor to manage the maintenance needs of a portfolio of multi-family properties. As our first-ever Regional Maintenance Supervisor for this region, you will be the driving force behind the operational excellence of a portfolio of multi-family properties working under the direction of the Regional Area Director and Facilities Director. Your leadership will be instrumental in ensuring the performance, operations and safety of multiple properties. JOB DESCRIPTION
Essential Responsibilities:
- Manages the daily maintenance activities for multiple multi-family properties, including the maintenance staff for those locations.
- Participates in and leads assignments, assists in developing the project’s scope of work and specifications, and prepares the project budget, timeline, and schedule.
- Contacts and coordinates vendors and suppliers to develop, negotiate, and approve contracts and other services needed for each property.
- Participates and collaborates with the Facilities staff on capital improvements, by reviewing project specifications and plans, providing input into preparing estimates and budgets, determining staffing needs and assigning team members or contractors to jobs, and managing the day-to-day progress of the assigned activities to completion.
- Communicates with other Company leaders to provide updates on the status of projects, address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of assignments.
- Develops and supervises team members by interviewing, hiring, orienting, and training employees, and manages their performance in accordance with Company policies, values, and business practices.
- Conducts property site inspections as needed to monitor progress and support team members, steps in as needed to address and resolve issues and problems, and recommends, approves, and implements modifications to activities, schedule, staffing, or budget as needed.
- Completes various administrative reports and analysis, and performs other duties as assigned or as necessary.
Qualifications:
- Minimum 3 years of experience working in property management with some background in basic maintenance and capital improvements.
- Preferred candidate has experience managing a team and outside vendors.
- Preferred candidate has experience with HVAC, hot water systems, plumbing and/or electrical.
- Strong time management, leadership and decision-making skills.
- Ability to be highly organized in day-to-day and long-term planning.
- Excellent written and oral communication skills, including the ability to effectively delegate and negotiate.
Salary range:
· Starting pay: $35 - $38 per hour.
· Starting pay is based on location and will vary on demonstrated job related skills, knowledge, experience, education, certifications, etc.
· Job type: Full-time.
· Shifts and schedule: Monday to Friday, extended and overtime hours available, and weekends as needed.
· In addition to the base salary, candidate may be eligible for an annual performance bonus that is based on individual and company performance.
· In addition, the candidate may be eligible for housing and company vehicle.
