Job Description
The RI Philharmonic Orchestra & Music School (RIPO&MS) seeks a Full-Time Facilities Manager to oversee the maintenance, safety, and operation of the Carter Center for Music Education & Performance in East Providence, Rhode Island.
The RIPO&MS’ mission is to enrich and transform Rhode Island and our region through live symphonic performances and music education opportunities.To further this mission, we seek to provide performances and education programs that areof exceptional quality, relevant and accessible to all. To achieve this objective, it is essential that the Carter Center remains a clean, safe, secure and functional facility for all of its users.
Our ideal candidate is an experienced professional with excellent problem-solving abilities and a strong understanding of building systems and facilities management. The Facilities Manager communicates and coordinates with the Music School Director and other RI Philharmonic staff to prioritize and facilitate building maintenance projects, custodial and janitorial needs, and routine disinfection.
Primary Responsibilities Include But Not Limited To:
Building Operations
· Plan and manage the building’s budget, including maintenance and repair costs with support from the Music School Director.
· Ensure heating and cooling systems are operational through routine monitoring of all climate control systems and reporting of any issues of concern.
· Regularly inspect facility and perform routine maintenance tasks, including light electrical and mechanical repairs. Complete preventative maintenance tasks, such as changing fan belts and air filters, and replacing lamps and ballasts. Troubleshoot equipment malfunctions.
· Communicate with and schedule vendors contracted to do maintenance and repair work on the facility while on site.
· Communicate with RI Phil staff regarding maintenance and repair work done on the facility, as necessary.
· Set up and breakdown meeting rooms/performance spaces as needed, including lifting and moving tables, chairs, music stands and other equipment.
· Maintain inventory of supplies, tools and materials and purchasing supplies at the best available price.
Maintenance And Cleaning
· With the assistance of a part time cleaning service employee, participate in the completion of general cleaning and custodial duties throughout the facility, to make sure all safety and sanitation standards are met. This includes sweeping, mopping, disinfecting, high and low dusting, vacuuming, window cleaning, furniture and surface cleaning, trash, and recycling removal.
· Perform basic plumbing tasks including plunging and snaking of sinks and toilets.
· Keep walkways/entrances/exits clear during inclement weather via chemical treatment, shoveling and operating a small snow tractor. The parking lot is professionally plowed.
· Respond to facility related emergency calls.
Supervision
· Manage the part time cleaning service employee and their service contract.
· Supervise vendors contracted to do scheduled maintenance and repair work on the facility while on site.

Qualifications:
· Previous maintenance and janitorial experience. 3 to 5 years experience required.
· Ability to use a variety of custodial equipment and operate a floor stripping machine and snow tractor
· Must be able to speak, read and write in English.
· Must pass a State of Rhode Island BCI background check.
· High School diploma preferred.
Physical requirements:
· Regular walking, lifting, bending, stooping, pushing, and carrying.
· Must be able to lift, pull and push 50 pounds.
· Able to climb a tall ladder and check on roof systems.
Typical Schedule:
Tuesdays through Saturdays - 7am to 2pm. Additional hours as needed.
