Community Development Manager manages the economic development lending activities to support or subsidize improvements in the community. Ensures company visibility is established in the area and promotes relationships with groups, agencies, and organizations in the community to identify lending and other business development opportunities. Being a Community Development Manager evaluates the current and future credit needs of the community and develops a strong understanding of the local issues and needs. Actively monitors public programs that support community development initiatives. Additionally, Community Development Manager initiates policy changes or enhancements to ensure compliance with Community Reinvestment Act (CRA) and other regulations. Makes recommendations to expand and develop lending programs. Requires a bachelor's degree. Typically reports to a director. The Community Development Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Community Development Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required. Portfolio Community Association Manager

  • The Portfolio Manager (CAM) is responsible for providing professional community management consultation services to their assigned communities. The Portfolio Manager effectively interacts, primarily electronically, with internal and external customers, including board members, committee members, vendors, and other Sandcastle team members. The ideal candidate would have a minimum of 2 years of experience working as a Licensed CAM in the state of Florida.

    Key Responsibilities:

    Supervision:

    • The Portfolio Manager ( CAM) is to oversee and consult on the operation and administration of the Association in accordance with the management agreement and the Association's policies and procedures.
    • Delegates tasks through the task management system, to the Administrative Assistant based on priority and ensures task completion with a focus on accuracy and quality.

    Customer Service and Escalation Management:

    • The CAM is the primary consultant to the Association's Board of Directors, vendors, and internal team members.
    • Intervenes in escalated situations or homeowner concerns that require managerial attention and resolution. Delegates all other homeowner concerns directly to the administrative team member assigned to community.

    Task Management:

    • Utilize the Sandcastle Community Management tools and team members effectively and efficiently to ensure transparency with board of directors and team members alike.
    • Responsible for oversight of association staff as contract provides, if applicable.

    Maintenance and Repairs:

    • Utilize the VendorSmart program to obtain RFPs for any bids over $10,000.00.
    • Provide and/or oversee recommendations to the Association Board of Directors and committees regarding major capital expenditures as required to maintain the desired community appearance and operation.
    • Oversee all projects based on RFP's and ensure work is completed as stated within contracts.

    Financial Responsibilities:

    • Review monthly financial reports and ensure management summary is submitted to the association Board of Directors in a timely manner.
    • Oversees the monitoring of corporate and client delinquency rates and collections process for account portfolio.

    Reporting and Communication:

    • Prepare Board packages according to established time frames and to attend Board meetings per the management agreement in person or virtually.
    • Complete and submit all Meeting Minutes within 48hrs from the time of the meeting.
    • Submit weekly update reports to the board on all current and upcoming tasks by utilizing the action items and management plans.

    Inspections and Postings:

    • Coordinate and/or oversee property biweekly inspections/violations via Compliance 360 or the Inspections Program for building facilities and/or common area and arrange appropriate follow up actions as required.
    • Review completed inspection reports, forward onto the board for review.
    • All notices to be posted within the community and on the association's web portal as per Governing Documents and/or FL Statutes.

    Legal:

    • Ensure the Board is aware of legal actions involving the Association.
    • Stay current with the best industry practices, as well as all current applicable laws and educate boards on same.

    Qualifications

    • Must have a valid Florida Community Association Manager License (CAM)
    • Must have experience managing HOAs/Condos
    • Strong mathematical knowledge with accounting applications
    • Ability to work in a fast pace environment
    • Construction or project oversight experience is desired
    • Professional customer service skills
    • Exceptional communication skills both written and verbal with a polished, professional and friendly demeanor
    • Demonstrated proficiency with current Microsoft Programs (Word, Excel, Outlook, etc.)
    • Knowledge of conflict resolution techniques at a proficient level
    • Self-motivated, proactive, detail oriented and a team player
    • Time management and time critical prioritization skills.
    • Effective organizational skills
