(Fergusons U-shape/Courtyard, Gather House & The Alley)
Responsibilities
- Create a positive work environment.
- Key point of contact for anything that might happen on property.
- Will be the first call if and when something happens (regardless of day & time)
- Clear & strong communication skills with the property residents, guests & tenants.
- Containing but no limited to
- Keep property informed of events, fixme’s, & other things happening within the city block
- Sending weekly & monthly emails
- Weekly check ins in person (with tenants)
- Quarterly tenant meeting
- Good vibes only & solutions oriented.
- If something escalates Management needs to be notified immediately
- Manage onsite teams, including but not limited to, greeters, cleaners, porters, security & 3rd party property vendors.

- Interface with property vendors and contractors
- Schedule as needed.
- Ensure prompt response to maintenance issues.
- Request, review and recommend bids for contracted services.
- Ensure that on-going contracted vendor services are performed on schedule, and services meet contract specifications.
- Manage tenant move in and move out procedures (excluding residential & hotel)
- Develop and implement policies for ensuring tenant satisfaction.
- Make, track, & distribute property keys & key cards as needed.
- Respond to property inquiries/fix me requests in a timely manner and maintain positive tenant & community relationships
- Work with upper management to create and execute community events and activities to increase venue foot traffic.
- Work alongside the events team to make sure scheduling & property policies are met.
- Including but not limited to:
- Greeter & Security coverage
- Pre, During & Post-event clean up.
- Community updates
- Review and approve accounts payable when accounting and financial management have inquiries.
- Utilized company standard systems and policies for operations.
- Including but not limited to
- Slack
- Asana
- Email
- Gsuite
- PDK
- Maintains appearance, cleanliness and safety of the common areas, vacant suites, exterior of units, hvac etc.
- Complete weekly physical property inspections & report/fix any damages immediately.
- Maintain fire and life safety requirements (i.e., fire extinguishers, alarm systems, etc.)
- Fulfill city requirements to operate and manage property (i.e., employee cards, occupancy, signage, tenant business licenses, etc.)
- Manage & maintain property inventory & ordering.
- Flexible availability

Reporting:
· Weekly updates on venue foot traffic & total purchases

Education/Experience:
- High School Diploma required; bachelor’s degree preferred
- Minimum 1 year experience in a supervisory role
- Thorough knowledge in revenue management, cost analysis, inventory controls, marketing/promotions, events, profit/loss statements, budgeting, and staff administration.
- Ability to work flexible scheduling including nights, weekends, and holidays.
