Facilities Manager manages the maintenance, construction, repair, and refurbishment operations of one or more facilities or properties. Implements policies and procedures that ensure the optimal functioning of buildings, grounds, and associated equipment. Being a Facilities Manager monitors daily building operations of all systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management to ensure reliability. Tracks work orders for quality, adherence to service standards, and budgeted guidelines. Additionally, Facilities Manager trains supervisors and employees in best practices for maintenance work, service and safety standards, and local laws and regulations. Oversees vendors or contractors engaged for construction projects. Typically requires a bachelor's degree. Typically reports to a director. The Facilities Manager manages subordinate staff in the day-to-day performance of their jobs. True first level manager. Ensures that project/department milestones/goals are met and adhering to approved budgets. Has full authority for personnel actions. To be a Facilities Manager typically requires 5 years experience in the related area as an individual contributor. 1 - 3 years supervisory experience may be required.     Summary Description

     The Facilities Manager is responsible for the overall organization, management and maintenance of the property buildings and grounds. This includes but is not limited to overseeing the upkeep of equipment and supplies, determining and scheduling repairs or renovation projects, coordinating safety inspections, maintaining the department budget, and collaborating with vendors for contracted work.

    ESSENTIAL JOB FUNCTIONS/DUTIES:. Essential duties and tasks that must be performed with or without reasonable accommodation.

  • Practices, supports, and maintains the Mission, Vision and Values of WarHorse Gaming Omaha, LLC.
  • Works with other departments to ensure proper maintenance of the property, including equipment, public and heart-of-house areas, grounds, etc.
  • Coordinates inspections by governmental inspectors and monitor outside contractors and agreements.
  • Establishes and monitors all vendor maintenance contracts, including but not limited to, waste removal, pest control, interior/exterior landscaping, kitchen hood and duct cleaning/maintenance, interior/exterior neon lighting, snow removal, marble maintenance, etc.
  • Responsible for maintaining the WarHorse Casino property.
  • Works with Security to establish and maintain key matrix and key issuance protocol.
  • Develops and submits operational and capital budgets for departments to the Executive team for approval.
  • Coordinates property-wide capital improvement budgets and contract awards.
  • Remains in compliance with current National Electric Code.
  • Ensures responsible financial management of all purchases and expenses for the Facilities Department.
  • Ensures OSHA compliance.
  • Develops, communicates, and ensures financial, guest satisfaction and team member satisfaction goals are achieved and/or exceeded.
  • Works with property management team to support corporate goals and strategies.
  • Completes various other projects as assigned by the General Manager.
  • Works diligently to support the WarHorse Casino culture and team philosophy throughout the property.
  • Complies with and ensures all associates adhere to all departmental and Company policies.
  • Promotes positive customer relations for all guests by providing prompt, courteous and efficient service.
  • Maintains accurate property information through daily use of talent portal, email and other forms of communication.
  • Maintains confidentiality of all WarHorse Casino proprietary information.
  • Resolves guest complaints in a manner which promotes positive guest relations.
  • Responsible for talent hiring, scheduling, training, and development, evaluating and coaching.
  • Performs other duties as assigned.
    Job Specifications

    Education, experience, skills required, equipment used.

    A satisfactory combination of applicable experience and education may be considered in lieu of experience requirements.

  • College degree or equivalent experience. Relevant licenses and certifications helpful.
  • Familiarity with and competence in all areas of maintenance, engineering, and construction.
  • Strong planning, communication, organizational and supervisory skills.
  • Five (5) years maintenance and/or engineering management experience in a high volume, hospitality complex required. Resort/casino preferred.
  • Journeyman ship in related field; or equivalent work experience preferred.
  • Working knowledge of electrical systems up to 480v.
  • Advanced knowledge of construction codes and life safety systems.
  • Must have high guest service standards.
  • Computer, BMS, and I/P systems experience required.
  • Blueprint and schematic reading skills required.
  • HVAC experience preferred.

    TRAVEL REQUIREMENTS: Travel is not required for this position

    WORK HOURS: Due to the unpredictable nature of the hospitality/entertainment industry, Team members must be able to work varying-schedules to reflect the business needs of the property.

    Certification Requirements

    Is this position responsible for selling, serving or distributing alcoholic beverages or do they have comp authority? Yes

    Gaming License Required? Ability to secure and maintain NE Gaming License.

    Other Certifications? OSHA 30, Driver License required.

    CMM and/or Trade Certification preferred.
