FACILITIES SUPERVISOR supervises and coordinates the day-to-day maintenance and support of buildings, grounds, and facilities systems. Oversees staff installing, inspecting, repairing, and maintaining building systems, including mechanical, electrical, plumbing, HVAC, safety, and waste management. Being a FACILITIES SUPERVISOR tracks work orders and ensures work follows established service and quality standards for completion. Schedules and supervises preventative maintenance, painting, or carpentry projects. Additionally, FACILITIES SUPERVISOR maintains a safe and effective working environment that complies with regulations and laws. May coordinate work to be completed by contractors and skilled trades. Typically requires an associate degree. Typically reports to a manager. The FACILITIES SUPERVISOR supervises a small group of para-professional staff in an organization characterized by highly transactional or repetitive processes. Contributes to the development of processes and procedures. To be a FACILITIES SUPERVISOR typically requires 3 years experience in the related area as an individual contributor.     QUALIFICATIONS:

    • Four years supervisory experience.
    • Proficiency in Microsoft Outlook, Word and Excel.
    • Ability to supervise maintenance, repair of machinery, equipment, physical structures, water piping, electrical and mechanical systems within the Casa Grande Union High School District Facilities.
    • Knowledge of general maintenance of electrical, mechanical, plumbing, heating and cooling equipment; maintenance materials and their proper application; types and kinds of equipment and material used in maintenance repairs.
    • Ability to assist Facilities Manager with recommendations for major repairs or revamping of equipment; meet emergencies and analyze situations; and lay out routine preventative maintenance schedules.
    • Proficient communicator with excellent interpersonal skills in dealing with all levels of district staff and with a diverse community.
    • Proficiency in handling toxic and hazardous chemicals.
    • Ability to work independently as well as in a team atmosphere.
    • Knowledge of sprinkler systems and ability to repair such systems.
    • Ability to use constructive techniques to resolve conflict.
    • Experienced with various custodial maintenance tools and equipment.
    • Knowledge of various cleaning chemicals
    • Knowledge of ordering cleaning supplies for large buildings
    • Ability to schedule work assignments for multiple employees.
    • Ability to work with staff, teachers and students at various educational levels.

     

    REPORTS TO:  Facilities Director

     

    JOB GOAL:  Supervising maintenance, custodial, and grounds staff and ensuring the facilities are safe and clean by proactively maintaining district mechanical systems, equipment, grounds, and sanitation of all facilities.

                                       

     

    PERFORMANCE RESPONSIBILITIES:

    Responsibilities and duties may include, but are not limited to, the following:

     

                    

             Maintenance:

     

    1. Advise the Facilities Director regarding the maintenance and operations of the department by doing regular inspections throughout the facilities.
    2. Supervision of maintenance staff.
    3. Coordinate preventative maintenance programs established by the Facilities Manager for buildings and equipment.
    4. Performs skilled maintenance duties as required to maintain the facilities.
    5. Assign and track maintenance activities.
    6. On-call at all-times for emergencies.
    7. Visually inspects and tests machinery and equipment.
    8. Listens for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisor or other maintenance workers to diagnose problem or repair machine.
    9. Dismantles defective machines and equipment and installs new or repaired parts.
    10. Cleans and lubricates shafts, bearings, gears, and other parts of machinery.
    11. Installs and repairs electrical apparatus, such as transformers and wiring, and electrical and electronic components of machinery and equipment.
    12. Lay out, assembles, installs, and maintains pipe systems and related hydraulic and pneumatic equipment, and repairs and replaces gauges, valves, pressure regulators, and related equipment.
    13. Repairs and maintains physical structure of establishment.
    14. Installs, programs, or repairs automated machinery and equipment or programmable controllers.
    15. Sets up and operates machine tools such as lathe, grinder, drill, and milling machine to repair or fabricate machine parts, jigs and fixtures, and tools.
    16. Operates cutting torch or welding equipment to cut or join metal parts.
    17. Fabricates and repairs counters, benches, partitions, and other wooden structures.

     

             Grounds:

     

    1. Work closely with and maintain open communication with the Principal and Facility Manager to provide safe and positive student and staff environment.
    2. Cuts lawns, trims and edges around walks, flower beds, and walls.
    3. Prunes shrubs and trees to shape and improve growth or remove damaged leaves, branches, or twigs.
    4. Sprays lawn, shrubs, and trees with fertilizer, herbicides, and insecticides.
    5. Maintains and repairs sprinkler systems.
    6. Rakes and bags or burns leaves.
    7. Cleans grounds and removes litter.
    8. Plants grass, flowers, trees, and shrubs.
    9. Waters lawn and shrubs.
    10. Repairs fences, gates, walls, and walks, paints fences and outbuildings.
    11. Cleans out drainage ditches and culverts.
    12. Sharpens tools such as weed cutters, edging tools, and shears.
    13. Makes minor repairs on equipment such as lawn mower, spreader, and snow removal equipment.
    14. Supervises other grounds maintenance staff.
    15. Responsible for ordering supplies.

     

             Custodial:

     

    1. Work closely with and maintain open communication with the Principal and Facility Manager to provide safe and positive student and staff environment.
    2. Maintain effective employee schedules to ensure facilities are clean and sanitized.
    3. Maintains and repairs custodial equipment.
    4. Conducts major cleaning during designated times to include, but not limited to; waxing/striping floors, deep cleaning of classrooms, open spaces, and offices, gum removal and graffiti removal.
    5. Maintains building, performing minor and routine painting, replaces lights as needed.
    6. Cleans facilities, empties trash and removes litter.
    7. Ensures all supplies are ordered and in stock appropriately.
    8. Assigns workloads for all custodians in the district.
    9. Organizes major cleaning schedules with sites and staff.
    10. Attends meetings deemed necessary by the Facility Manger.
    11. Supervises custodial maintenance staff.
    12. Notifies maintenance personnel concerning need for minor or major repairs or additions to lighting, heating, and ventilating equipment.
    13. Responsible for recommending equipment replacement and new purchases.

     

     

     TERMS OF EMPLOYMENT:

     

    • 12-month contract, Salary/Exempt position under FLSA. Placement on Non-Certified Exempt salary schedule by the Superintendent or designee dependent upon education and experience

             Performance of this position will be evaluated in accordance with provisions of the Board’s policy on Evaluation of Classified Personnel.
