The Facility Maintenance Technician maintains, troubleshoots and repairs facilities mechanical components and electrical systems in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies. Performs skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures. Being a Facility Maintenance Technician recommends purchase of maintenance tools, equipment and supplies as required. Develops, maintains and secures a spare parts inventory of basic maintenance hand and power tools. In addition, Facility Maintenance Technician assists engineers in developing methods and procedures to improve facility efficiency and work flow. Oversee and review the work of lower-level technicians. Requires a high school diploma. Typically reports to supervior or manager. Being a Facility Maintenance Technician works under moderate supervision. Gains or has attained full proficiency in a specific area of discipline.     Description

    Allstate Conveyor Service is looking for an experienced and dedicated person to perform facility preventative maintenance and repairs on a variety of mechanical and electrical equipment in a commercial setting. Travel to multiple customer sites within the five boro’s of New York, Long Island, and Connecticut south of Hartford. Company truck provided with all travel expenses paid.

    I. Essential Functions:

    The technician will be responsible for, but not limited to, all HVAC, plumbing, electrical, and conveyor equipment. Perform all scheduled maintenance required for the building equipment and emergency work orders. Technician will also be accountable for completed paper work, documentation, and required data entry for each performed work order into a CMMS program.

    II. Specific Duties, Activities, and Responsibilities:

    • Demonstrate ability to handle general maintenance responsibilities.
    • Demonstrate the ability and dexterity to utilize hand tools and power tools.
    • Perform all work in accordance to company policies and regulations contained in company handbook and safety standards and standard operating procedures.
    • Have ability to work with little or no supervision.
    • Be computer literate with basic Microsoft Office and Internet knowledge.
    • Must be able to climb ladders and perform the rigorous task associated with a laborer position.
    • Change fluorescent light bulbs and ballasts as required.
    • Performs and not limited to- all building maintenance functions, conveyor repairs, basic electrical repairs, roof repairs, floor repairs, building repairs/modifications, carpentry, equipment repairs and modifications, plumbing repairs to faucets, toilets, urinals, drains and valves, industrial overhead door repairs.
    • Effectively read and interpret equipment mechanical and electrical/electronic blueprints and sketches with the ability to draft updates as needed.
    • Understand the basics of electrical/electronic theory.
    • Demonstrates troubleshooting expertise in electrical/mechanical systems, conveyor electrical/electronic systems, and HVAC systems. Identifies and resolves issues utilizing systematic problem solving methods.
    • Electrical/electronic troubleshooting: investigates, repairs, installs, diagnoses, and performs all necessary repairs to electrical/electronic controls and systems located within the facility.
    • Performs and identifies preventive maintenance tasks.
    • Performs major and minor electrical distribution repairs and upgrades.
    • Performs equipment installations and assists other trades with those installations.
    • Provide guidance, assistance, leadership, and training to other maintenance mechanics in the performance of their duties.
    • Must be able to work overtime as required.
    • Must be able to lift and carry heavy objects.
    • Must be available on off hours to respond to facility emergency situations.
    • Exhibited the ability to perform all technical requirements pertaining to the HVAC maintenance trade.
    • Identify the failure modes and root cause of HVAC equipment.
    • Swiftly execute corrective action when approved by supervisor.
    • Responsible for creating material lists for all projects assigned.
    • Complete assigned work orders and give completed work order to PM coordinator or Facilities Manager.
    • Electrical troubleshooting and minor repairs such as lamp changing, fuses, ballasts, switches, receptacles, control circuits and 3 phase circuits.
    • Fabrication and welding.
    • Knowledge in a variety of trades common to the field of building maintenance.

    III. Qualifications

    · Must be able to pass drug/alcohol test and a criminal background check, and have 2 years of facility maintenance experience.

    · A valid and clean driver’s license is required to operate company vehicles.

    · All candidates are expected to supply their own hand tools such as screwdrivers, wrenches, ratchet and sockets, chisels and punches, hammers, squares, tape measure, etc. Power tools are supplied by the company.

    · Candidates must have good mathematical skills in order to measure angles, material thickness, and distance.

    · Working knowledge on conveyors, hydraulic lifts, overhead doors, dock levelers, variable frequency drives, fans, heating ventilation and air conditioning units and other comparable equipment. Knowledge of conveyors is preferred but not necessary.

    · Basic electrical Knowledge Minimum Class one and class two HVAC certification, Universal CFC license is preferred.

    · Satisfactory completion of a HVAC Maintenance and/ or Refrigeration Apprenticeship Program is preferred.

    Experience with as many of the following is preferred:
    - general contracting
    - basic electrical
    - roof repairs
    - Building repairs and modifications
    - floor repairs
    - carpentry
    - plumbing
    - HVAC and refrigeration
    - Other miscellaneous equipment repairs and modifications.
    - Ability to respond quickly and work independently with minimum supervision or direction from his/her direct supervisor is required.
    - Ability to read and interpret electrical/ electronic prints and schematics is preferred.
    - Ability to work in response to emergencies associated with facility during off hours is required.
