Forest Ridge Villas, a contemporary apartment community in the thriving Martin City area of South Kansas City, has 194-units, and currently under construction, is looking for an experienced APARTMENT MAINTENANCE TECHNICIAN. This individual will partner with the ongoing new construction team, complete make-readies for new move-in's and then provide consistent 5-star service in both mechanical upkeep of the property and resident interactions. This position involves the seamless coordination of both interior/exterior repair and preventive maintenance, so these aforementioned essential skills and hands-on experience in a variety of construction disciplines are what Forest Ridge Villas is looking for.

GENERAL RESPONSIBILITIES:
• Respond to residents’ and management requests for maintenance and repair, ensuring requests are fulfilled promptly and competently; documenting all repairs made on the property.
• Make-ready vacant units for new residents, maintain appropriate checklists and records, and verify units are in flawless condition for new residents.
• Perform daily inspections of the property interior and exterior, as well as maintenance and upkeep duties as
necessary to ensure security and other systems are operational, to maintain safety, comfort, and curb appeal.
• Communicate with, take bids and facilitate access for third-party technicians, vendors and contractors as necessary.
• Inspect and manage the community's groundskeeping, pest control, snow removal, pool maintenance and related tasks.
• Assist in coverage of 24/7 on-call system.
• Manage inventory of supplies and materials used in apartment maintenance tasks.
• Perform other tasks as needed related to maintenance work for the community

QUALIFICATIONS:
• High school diploma or GED certificate
• 2 years building maintenance experience, including groundskeeping
• Basic knowledge and hands-on experience with a variety of construction disciplines (e.g. drywall, painting,
plumbing, electrical and carpentry) and typical maintenance repairs on appliances and HVAC.
• Professional certification in plumbing, HVAC, or electrical repair preferred.
• Customer service skills and attention to detail
• Understanding of Fair Housing Laws
• Physical ability to stand for extended periods, lift 70 lbs without assistance, and dexterity required for job duties.

TIME REQUIREMENTS:
Forest Ridge Villas is a 194-unit apartment community currently under construction. Two buildings are currently occupied. The Apartment Maintenance Technician will serve the two occupied buildings, and support management as necessary with assorted tasks until the community completion. Some weekend and evening hours and on-call may be required.
