Essential Responsibilities:
- Manage a team of Maintenance Technicians
- Interaction and communication with Property Managers, Guest Services, guests and owners on behalf of the Maintenance department.
- Manage and monitor routine unit maintenance as assigned by Breezeway such as screen repairs, ice maker repairs, furniture repairs, cabinet repairs, plumbing and electrical repairs and minor reconstruction projects. Make sure all air-conditioning, heating units, fire and emergency equipment remain in good working condition.
- Contract outside professional services when necessary.
- Manage interior maintenance inspections at the request of staff, Management and Owners.
- Ensure full/proper communication/data entry, operation, updates and opening/closure of service orders within Breezeway
- Ensure that all work performed is recorded in Breezeway.
- Ensure warranty coverages for each property on appliances, subcontract work, and construction materials are accurate and complete.
- Maintain organized purchase records and receipts in accordance with Company policies
- Assist in billing and accounting procedures for collection of property maintenance expenses to individual property Owners.
- Oversee interior property maintenance work estimates upon the requests of owners and rental managers.
- Identify subcontractors for quotes, warranties and liability coverages. Monitor and evaluate work in progress.
- Order inventory, and safeguard all supplies, equipment, tools.
- Ensure removal of maintenance related debris when working interior maintenance. Instances requiring cleaning assistance shall require proper reporting and procedures followed.
- Be available for emergency maintenance service calls to the property after hours or provide alternative arrangements in advance. Must be able to be reached and must be able to respond to emergency calls.
- Perform other duties as required to meet company and departmental objectives. Knowledge of the multiple software systems will be required.
- Lead, through your direct reports, the effective management of the departments noted above, to maximize the employee experience (PEOPLE), ensure effective SOP’s and systems (PROCESS), deliver optimal guest service (PRODUCT) while driving revenues complimented by cost management to drive financial performance (PROFIT). You are empowered to make decisions to ensure a balanced management approach to the 4 P’s.
Minimum Required Skills & Competencies:
- Strong customer service skills
- Organization and problem-solving skills
- Ability to work independently and prioritize tasks to meet deadlines
- Strong verbal and written communication skills
- Must know how to use hand tools and small electrical power tools
Desired Skills & Competencies:
- Two years of college or vocational training in electrical, mechanical, architectural engineering, or plumbing, or equivalent experience preferred.
Physical Requirements:
- Express or exchange ideas by means of the spoken word via email and verbally
- Ability to lift 60 pounds and exert 50 pounds of force. Use your arms and legs. Frequent standing, walking, carrying, bending, stooping, reaching, and twisting.
- Have close visual acuity to perform activities such as analyzing data, viewing a computer terminal, reading, and preparing documentation
