Under the direction of the Centralized Mortgage Loan Operations Supervisor, this position is considered to be an entry level position with responsibility for processing and ensuring completion of disclosure and loan documentation for HELOC Lines of Credit.
Compensation: $20.00 - $25.00 per hour depending on experience.
Responsibilities
- Processes and prepares loan documentation for HELOC Lines of Credit using prescribed procedures and software to determine that supporting documentation has been received for underwriting approval. Review all loan documentation for accuracy and communicate results of processing and loan document issues to the loan originator within the communication timeline.
- Prepare initial disclosure packages and ensure delivery to the borrowers within regulatory and bank performance requirements time frame of application.
- Perform file set-up for the files assigned.
- Prepare Adverse Action Notices.
- Reviews pipeline report daily and maintains a minimum pipeline of 30 HELOC Lines of Credit. Responsible for processing and documenting each file within closing deadlines.
- Orders and reviews for accuracy all supporting documentation such as appraisals, flood determinations, tax transcripts, credit reports, social security verifications, payoff statements and title commitments from approved vendors.
- Communicate professionally with borrowers, loan originators, underwriters, closers, third-party vendors on loan status updates and requirements necessary to properly document the software and prepare loan documents utilizing the procedures and timeline on the communication flowchart.
- Reviews title commitments upon receipt. Obtains necessary endorsements or documents to ensure clear title and requests any updates.
- Completes a pre-QC of loan documents prior to sending loan documents to the lenders.
- Ensures final verification of employment is done prior to closing.
- Completes funding on all assigned loan files.
- Accurately completes HMDA information on all assigned loan files.
- Responsible to report any procedure or process that doesn’t meet regulatory requirements including fraud, whether suspected or confirmed, to management.
- Complete assigned courses that pertain to your success in your career.
- All other duties as assigned.
Qualifications
- 1 Years Mortgage Banking Experience
- In addition to knowledge normally acquired through a general high school education, work requires technical knowledge and should have one year experience in banking. Home equity experience is a plus. This includes comfort using mortgage loan processing and preparation software and the ability to learn new software. Above average typing and computer skills using Microsoft Office software Outlook and Excel.
- Demonstrate understanding of federal and state consumer compliance regulations as they relate to disclosing and closing residential mortgage loans.
- Ability to demonstrate knowledge of Federal and State real estate lending guidelines regarding compliance of RESPA, Regulation Z, Regulation B, HMDA, ECOA, FCRA.
- A high degree of professional customer service is needed for this position to project the customer focus of the bank, including effective oral and written communication skills, sensitivity, judgement and initiative. Frequently involves contact with loan originators, customers and authorized third parties to obtain confidential information, which is often time sensitive.
- Ability to interact collaboratively with a positive attitude to establish and maintain effective working relationships.
- Must have the ability to prioritize multiple work assignments to meet scheduled loan closing dates while providing updates on open issues related to the transaction within the communication timeline.
- Must be able to work independently, remember and recall a wide variety of information regarding retail lending requirements.
- Proficient in MS Word, Excel and Outlook. Ability to navigate a windows operating system and navigate web-based programs.
- Ability to maintain confidentiality of customer files.
- Requires constant alertness and continuous mental application where attention to detail and accuracy is essential.
