Service Technician (On-site)

Key Responsibilities:

• This role is highly visible because you are directly dealing with tenants and vendors and potentially other interested parties.

• The Service Technician will support the Service Supervisor and Community Manager by performing various maintenance duties necessary to maintain and enhance the value of the community.

• They are responsible for handling service requests for repairs and improvements of vacant apartment homes to a market-ready status.

• By working as a team participant, along with the other maintenance team members, they ensure the community meets the quality maintenance standards set by the Company

• Regular property maintenance; Ensuring communities are clean and debris free.

• Complete assigned work orders generated from resident requests for service.

• Ensure routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

• Complete the make-ready process to prepare vacant apartment homes for leasing and new move-ins.

• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the community’s maintenance shop.

•Report accidents and incidents promptly and accurately.

• Demonstrate customer services skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency

• Standard 9am-5pm business hours with 24/7 on-call availability in the case of an emergency.

Operations management:

• Prepare and photograph unit turns

• Violation notices / evictions / court

• Renovations/turns

• Meet with Service Director every morning to go over needs

Administrative:

• Help issue lease violations / coordinate evictions when necessary.

• Assist Portfolio Manager with ensuring rent collection is timely for all tenants

• Documentation and inventory of company tools & materials on-site(s)

• Must have reliable transportation

• Must have your own tools

Job Types: Full-time, Part-time, Temporary

Pay: $12.30 - $20.00 per hour

Expected hours: 8 per week

Experience:

• Handyman: 1 year (Preferred)

License/Certification:

• HVAC Certification (Preferred)
