About the position:

The Asset Specialist is accountable for the timely and efficient coordination and completion of major capital projects, lender-required repairs, and asset life tracking and management across the Elevate portfolio. Additional responsibilities include other projects as assigned by the Leadership team. We are seeking an Asset Specialist to add to our team who would be responsible for our Sioux Falls, SD and Grand Forks, ND properties.

Responsibilities and Duties:

• Works with Corporate and Regional Management, outside vendors and service providers to scope, evaluate and complete major capital and repair projects.
• Successfully balances budget and safety/compliance requirements in the scoping and completion of capital and repair projects.
• Develops and maintains portfolio specifications for major capital projects (including, but not limited to, roofing, asphalt, siding, and concrete) to facilitate efficient bidding and high quality of work.
• Travels to portfolio properties as necessary to evaluate current and planned capital projects.
• Reviews and analyzes bids for all capital projects, and makes project approach and vendor selection recommendation to the Leadership team.
• Recommends expenditures related to capital projects and repairs up to position spending limits; follows company approval policies for other related expenditures above position spending limits.
• Inputs purchase requests with accurate and adequate documentation into the property management software
• Display a high level of critical thinking and ability to problem solve individually and as part of a team
