  • Winstanley Enterprises LLC (WELLC) seeks an experienced Property Management Administrator to join our New Haven , Connecticut team. WELLC manages the day-to-day operations of a commercial real estate portfolio comprised of 13 office/lab properties covering approximately 3 million square feet. Our experienced team of property management professionals, technicians, and support staff provide knowledgeable, dependable service for our tenants, as well as asset preservation and enhancement for our investors.

    Responsibilities

    o Report to and assists NH portfolio Senior Property Manager.

    o Support SVP Property Management in portfolio-based projects and analytical work.

    • Assist in coordinating and preparing annual property budgets.
    • Review and prepare monthly financial documents.
    • Track monthly tenant utility usage using Microsoft Excel and eSight.
    • Create and track tenant bill backs.
    • Create and pull together support documentation for Service Contracts.
    • Create and process employee bi-weekly payroll and monthly expense reports.
    • Oversee turnover of newly acquired properties.
    • Support accounting & leasing administration with lease compliance issues.
    • Organize and file construction documentation.
    • Prepare tenant and vendor correspondence.
    • Schedule Management group meetings and appointments using Microsoft Outlook, zoom or MS Teams.
    • Assist in developing and maintaining strong tenant relations.
    • Coordinate property-related projects with other administrative personnel.
    • Utilize work order software platforms (ie Prism, Building Engines).
    • Create and modify building access cards.
    • Train all new tenants and tenant employees in software and procedures required.
    • Be the go-to person for all administrative support for the Property Management team in New Haven.

    Qualifications

    • Bachelor’s degree in business or a related field is preferred.
    • 1 - 3 years related commercial real estate experience.
    • Financial background with strong understanding of financial statements and budgeting.
    • Self-starter with the ability to hit the ground running.
    • Team player who must be organized, ability to be flexible, work independently and to multi-task.
    • Ability to write effective correspondence and to speak professionally and effectively with tenants, owners, and contractors.
    • Strong Excel Skills, Microsoft Word and Outlook required.
    • Experience building and navigating through complex Excel spreadsheets.
    • Experience with MRI, Yardi and Building Engines a plus.

    Job Type: Full-time

    Pay: $60,000.00 - $80,000.00 per year
