    Elliott Homes, LLC is seeking an experienced Land Acquisition Manager to join it's Land Development Division. This role will find, negotiate, and place under contract a complete package for south Mississippi and South Alabama regions.
     
    This position will be based out of the head office in Gulfport, MS and is required to attend the weekly land meeting with the land team in person.

    DUTIES & RESPONSIBILITIES:
    Market Positioning: 
    • Understand the market demand and competitor’s locations. Source land for Elliott Homes to be better positioned locationally. 
    • Understand the key indicators of the product to fill a consumer need that is not over saturated by others. 
    • Coordinate with Leadership Team to identify product, or proposed new product, by studying competition and market and reviewing site development plans to ensure proposed product fit.
    Relationships
    • Cultivate strong relationships with developers, landowners, brokers, and municipalities so they send us new land opportunities. 
    • Communicating our objectives to them to ensure our brand as a premier builder is at the forefront. 
    • Build trust amongst the community so we can obtain terms that are best suited for win/win deal making.
    Sourcing Land: 
    • Utilize resources to conduct land market research and analysis, to identify and qualify land acquisition opportunities, working alongside the Sales Team.  
    • Manage land and lot pursuits, Letter of Intent (LOI) submittals and negotiations with Sellers.
    • Work with land and legal teams to prepare and finalize contracts with land Sellers.
    • Conduct due diligence on potential acquisition properties to include coordinating market and financial underwriting analysis with internal and external teams.
    • Prepare initial feasibility documents to evaluate properties and prepare land acquisition request executive summaries and pro-forma for the company's land approval process. 
    • Identify and present potential risks for new communities, including challenges to implement the schedule, and all other areas of concern including model and signage locations, off-site constraints, visibility, and other existing conditions.
    • Identify and source a pipeline of land and lots to meet starts, closings, and growth objectives.
    REQUIREMENTS: 
    • Five (5) years of experience in land acquisitions with exposure to South Mississippi and/or South Alabama regions, and knowledge of the homebuilding process.
    • Bachelor’s Degree in Business, Real Estate, Engineering, Construction Management, or related field preferred. 
    • Proficient in writing business correspondence and effectively presenting information and responding to questions from groups of managers, clients, customers and the general public.
    • Practical problem-solving skills and ability to deal with variables in situations where limited standardization exists.
    • Flexible and highly organized with a strong orientation to detailed/quality work. A high level of follow-through is required.
    • Proven ability to work with multiple projects and manage competing priorities; Strong interpersonal communication skills are required.

    • Strong listening skills to find win/win deals with landowners and municipalities
