Land Administration Manager manages the proper receiving, recording, documentation, and dissemination of all land agreements and land contracts.     Responsible for oversight of multiple land development projects from pre-construction meeting to closeout to ensure projects are delivered on schedule and within budget.

    Primary duties & responsibilities:

    • Serve as primary point of contact for onsite land development management operations;
    • Review plans and facilitate conflict resolution during construction;
    • Prepare detailed development schedules in Microsoft Project and update weekly during the development process;
    • Review monthly invoices and draw packages for pre-approval prior to sending to Client for processing;
    • Schedule and attend all pre-construction meetings;
    • Manage the inspection process to ensure proper procedures and specifications are met;
    • Manage day-to-day land development activities;
    • Direct all trades to on conflicts to achieve resolution;
    • Observe SWPPP, Dust and Safety requirements and report any issues or concerns;
    • Complete final inspection with applicable municipality inspector;
    • Prepare Final Closeout Package for Jurisdiction/Municipality/Utility Provider review and secure Substantial Completion Letters:
    • Assist with tract conveyance to Homeowner’s Association (HOA).

    Secondary duties & responsibilities:

    • Coordinate Value Engineering and Quality Control of plans;
    • Dry utility plan coordination of utility provider design;
    • Performs other duties as assigned and may include providing administrative support to other department(s). Research the inspection process from procurement of permits, proper inspection requests, jurisdiction specifications and final acceptance;
    • Prepare/review scopes of work, Requests for Proposals, bid spread analysis;
    • Prepare / review detailed development budgets in Microsoft Excel;
    • Secure, place and monitor all bonds and licenses for Land Development;
    • Coordinate plan submittals, disbursement of plan review redlines/comments, secure plan approval, process Approvals to Construct and process of Notices of Intent;
    • Manage consultants and internal coordination with development team;

    Requirements:

    • Bachelor’s degree in construction management, planning/development, business (or comparable) degree program. Experience may waive educational preference;
    • 5 years consecutive experience working in residential land entitlements, development and/or project management; (Experience with a production homebuilder, BFR builder or master-planned developer is a plus)
    • Comprehensive knowledge of various jurisdictional and municipality inspection processes.
    • Professional demeanor, and a positive attitude;
    • Ability to reason and negotiate acceptable terms with third parties and regulatory agencies;
    • Focused, analytical and detailed oriented approach to problem solving;
    • Detail oriented with strong organizational skills to coordinate with others to complete required tasks in timely manner;
    • Strong communication skills (written and verbal) and ability to deal with individuals at all levels and to solve problems;
    • Knowledge of business English and related correspondence formats; requires extensive and prompt follow-up on all correspondence;
    • Conversational Spanish is a plus;
    • Ability to commute to job sites daily and be available for regular on-site meetings;
    • Proficiency in Microsoft Office (Word, Excel, Outlook, Teams, MS Project)
    • Experience with On-Screen Take-off, Bluebeam (or similar estimating software) is a plus.
    • Experience with Procore, BuilderTrend, Monday.com or other online PM software is a plus.
