Madbury Property Management is a leading property management company that owns and operates a diverse portfolio of student housing, multi-family housing, and commercial properties throughout the Seacoast area (Durham NH; Kittery, ME). The Lead Maintenance Technician is a “player-coach” responsible for working and supervising a small team.
Position Title: Lead Maintenance Technician (Full-Time)
Reports to: Assistant Community Manager
Essential Functions: The Lead Maintenance Technician is responsible for ensuring that the physical aspects of the community meet the company’s established standards for safety, appearance and operation within the budgeted financial goals. He or she will inspect grounds, building and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns. Oversee the physical property, general maintenance repairs, unit make-ready, preventative maintenance, and construction or rehabilitation projects for the apartment community to ensure quality and expediency. Maintain well-organized and properly stocked maintenance shop while adhering to safety standards. Under direction of Assistant and Community Manager, the Lead Maintenance Technician will supervise, train and schedule maintenance activities for maintenance staff. Check work progress of each maintenance staff on daily basis; provide immediate assistance and instruction if needed. Will be required to schedule and respond to on-call/after hour emergencies. Additionally, he or she is responsible for adhering to federal, state and local laws pertaining to Fair Housing and OSHA regulations.
· Work with and supervise maintenance team to ensure excellent curb appeal at all times.
· Contribute to the general upkeep and cleaning of office, common areas and assist in the daily clean-up of the exterior of the property including grounds, breezeways, and all common areas.
· Work with Assistant Community Manager to maintain an effective preventative and capital maintenance program. Assists in completing work orders of various types including, but not limited to: electrical, plumbing, HVAC, drywall, painting, appliances and make readies.
· Responsible for being On-Call for emergency work orders and lock-outs.
· Assists in snow/ice removal (where applicable)
· Assists in completing Monthly Facilities Plan tasks
· Assists daily in picking up trash on the grounds.
· Assists other departments with moving furniture including unloading and storing supplies.
· Schedule, lead and attend all mandatory employee staff meetings and company safety meetings/webinars.
· Understand and follow all safety protocols including understanding MSDS on use of chemicals.
· Report any observed violations of property rules and regulations to Assistant Community Manager.
· Maintain accurate records in work order management system.
· Communicate effectively with residents, fellow employees, vendors and supervisors.
· Inventory- identifying, cataloging, and procuring necessary materials used in maintenance operations.
· Develop staff as needed; ensure staff and outside contractors working on the property are on track with projects; that training is being completed to ensure quality work, answer any and all questions employees may have.
· Comply with all personnel management policies and procedures.
· Performs other duties as required by management.
Specific Job Knowledge, Skill, Abilities:
· Possess general experience across the major trades such as plumbing, electrical, Sheetrock repairs, carpentry, HVAC, etc.
· Possess the desire and skill to perform maintenance tasks and supervise a team simultaneously.
· Supervisory skills to evaluate staff, teach new skills, and provide constructive feedback.
· Manage Construction and Rehab projects.
· Possess the ability and energy level to multi-task in a fast-paced environment.
· The ability and desire to work as part of close-knit team, sharing responsibilities and reliably providing mutual support.
· Strong organization skills and attention to detail.
· High energy, positive, “can do” attitude
· Ability to easily relate to 18-22-year-old tenants

Requires frequent lifting, pushing, and moving of up to 90 pounds when using machinery and equipment for essential maintenance tasks. Requires frequent bending and/or stooping to access equipment and machinery necessary for essential maintenance tasks.
