Partners with Financial Reporting to audit financial records to ensure accurate accounting within the account receivable ledger. Provides strategic guidance to the company’s Remodel and Merchandising initiatives by assessing lease-related risks and making decisions about which stores may be part of a remodel or merchandising initiative.

     

     

    Job Details

    • Responsible for the independent financial oversight of contract rent for new stores and non-recurring variable rent payments for existing stores remitted to the real estate vendor community. Such oversight includes auditing tasks completed by Rent Administration Sr. Manager, Administrators, Coordinators, and Assistant.
      • Interprets legal documents to ensure accurate remittance of financial obligations in new store/relocation openings and renewal periods as well as ensuring the accurate collection of liquidated damages, tenant improvement allowances, extraordinary item reimbursements, and account receivables.
      • Responsible for accurate and timely remittance of non-recurring lease financial obligations. Performs detailed variance analyses, identifies inaccurate financial payments scheduled to be processed (multiple landlord payments, duplicate payments, unregistered rent credits/offsets, etc…) and amends the rent schedule to accurately reflect Tenant’s actual financial obligations.
    • Provides strategic guidance regarding lease-related risks associated with the company’s Merchandising and Remodel initiatives. Researches and identifies risks (lease term constraints, co-tenancy concerns, lease/deed restrictions, etc.) for all store candidates and makes final clearance/approval decisions based on those risks on behalf of Lease Administration. Initiatives may include Real Estate Remodel Program, cooler expansions, LED retrofits, network upgrades, Queue Line projects and beer/wine expansions. In addition, maintains and updates Lease Administration database for lease restrictions and co-tenancy data.
    • Participates in lease-accounting related projects as required by Sr. Director of Lease Administration. Partners with the Lease Administration Sr. Auditor in the monthly processing of rent and administering the National Insurance program. Takes the lead on the aforementioned responsibilities in the absence of the Sr. Auditor.
    • Responsible for the audit of financial records (with Financial Reporting partnership) to verify accurate accounting and balancing of the general ledger with focus on CAM, RETX, and INS accounts, etc. and reconcile any discrepancies between rent administration records and the general ledger. Also responsible for analysis, interpretation, and reporting to senior management on the remittance and collection of lease mandated financial obligations on the entire portfolio of leased real estate assets.

    • Ability to interpret complex lease language and communicate impact on business decisions
    • Ability to research and locate real estate documents on-line or through local Registrar’s office
    • Knowledge and understanding of the retail industry
    • Knowledge and understanding of financial concepts (IRR, EBITDA, gross margin, etc.)
    • Attention to detail, organization, and timely follow-up
    • Ability to manage and track, in an organized manner, a large volume of tasks
    • Advanced knowledge of word processing, spreadsheet, and database applications
    • Capable of working independently and making decisions based on sound judgment
    • Advanced knowledge of financial and accounting principles

    Bachelor’s degree in Finance, Accounting, or Business required plus 2 - 4 years work experience in Real

    Estate or related field.
