    General Purpose: Prepare and process all documents and disclosures for home equity, home improvement, and manufactured home loans. Provide primary support and assistance to Loans/Member Service staff for assigned tasks. Assist in the on-going quality control efforts of the consumer mortgage department. Explain and offer credit union products and services as required.

    Essential Duties/Responsibilities

    • Provide primary support and assistance to LMS lenders for all consumer home equity mortgage loan products, in both first and second lien position.
    • Responsible for preparing required initial and closing loan disclosures and documents for all branches, in accordance with regulatory rules such as HPML, HOEPA, Reg B and Reg Z Appraisal Rules, ATR, TILA, RESPA, Reg Z, etc. Order documents and services required, ensure proper documentation is obtained and applicable forms completed. Disburse loan proceeds as directed.
    • Ensure all HELOC loan five-yearreviews are assigned and completed within the required time frame. Ensure all required documentation and verifications are obtained. Complete and record HELOC Addendums at each County Register of Deeds office in a timely manner to ensure the continued effectiveness of the mortgage.
    • Verify HMDA data fields are accurately completed. Compile HMDA date quarterly, scrub file for accuracy, and process for integration to first mortgage department master file. Re-calculate and publish current HEOPA rate chart each week.
    • Track and manage loans requiring flood insurance in accordance with FEMA to ensure adequate coverage is obtained and maintained for the life of the loan. Force place flood insurance policies following all Flood insurance regulations.
    • Ensure mortgages are accurately prepared, ownership of deed and legal description have been verified, and mortgages are recorded in a timely manner.
    • Prepare loan payoff statements, post loan payoffs from Title Companies, and prepare mortgage satisfactions, in accordance with applicable regulations. Receive, assign, and process mortgage subordination requests.
    • Audit invoices for payment approval from various third parties such as Register of Deeds offices, document system vendor, lien reports, and flood determinations, for all departments.
    • Submit credit insurance disability and debt protection claims, post claim payments to loans, and process reports. Process and apply MBP and GAP claims and refunds and balance monthly reports. Work various LMS reports as assigned.
    • Complete Change in Term requests daily and work other credit card reports as needed.
    • Remain current on changes within the legal, regulatory, economic, competitive, and technology environments that may affect the consumer loan and mortgage functions.

    Other Duties/Responsibilities

    • Ensure the confidentiality and security of all member and Credit Union information.
    • Provide assistance with credit union products and services to members when required.
    • Perform other duties as may be assigned by the LMS Operations Manager.

    Job Knowledge

    • Working knowledge of laws and regulations affecting consumer loan and mortgage transactions.
    • Working knowledge of general ledger accounts pertinent to the department.
    • Working knowledge of the credit union's products and services.
    • Working knowledge of organization's policies/procedures and credit union's service philosophy.
    • Working knowledge of safety and security program for false alarms, robberies, bomb threats and extortion.
    • Working knowledge of credit union's in-house computer system / Internet, Excel and Word.

    • Ability to use a rational and organized approach to completing tasks.

    Job Qualifications (Education/Experience)

    Job requires a high school level of language, math and reasoning skills. One to two years' experiencein a related field with equal responsibilities is acceptable. Formal training should be supplemented with continuing education.
