Maintenance Planner, Sr. devises plans and programs for routine preventative maintenance and scheduled turnaround events at a plant or production facility. Accurately defines and estimates required work requests and maintains a consistent tracking system for work orders. Being a Maintenance Planner, Sr. develops inspection and survey procedures to ensure an effective preventative maintenance system. Works closely with technicians, engineers, operations, and managers to establish a schedule of proactive maintenance activities during appropriate downtime. Additionally, Maintenance Planner, Sr. utilizes planning and scheduling methods to ensure the most effective and least disruptive maintenance possible. Typically uses a computerized maintenance management system (CMMS) for tracking and planning maintenance. Monitors spare parts inventory to ensure availability of required parts. Brief Summary of Job Duties
Incumbent may work independently, or as part of a team or as an assistant to a skilled trades person, performing a variety of semi-skilled and unskilled tasks in the maintenance, alteration and repair of buildings and related facilities and equipment. Maintain and repair campus light fixtures, replaces lamps, ballasts, sockets and other components in fluorescent, incandescent, quartz, high pressure sodium and other types of fixtures. Works off of ladders, scaffolding and hydraulic lifts. Assists electricians in trouble shooting of basic lighting circuits and with pulling of wire, and other basic electrical installation duties. Delivers, loads and unloads materials and cleans storage areas, shop areas, electrical and mechanical rooms and trucks. Responsible for other related duties as assigned. Required to comply with Physical Facilities Safety Programs as implemented by Supervisor.
Required Qualifications
* High School Diploma or equivalent
* Four years of experience in the performance of semi-skilled building maintenance duties, or an equivalent combination of education and experience

Semi-Skilled Electrical Tasks 50%
Incumbent may work independently, or as part of a team or as an assistant to a skilled trades person. Coordinates schedule with departmental personnel to relamp lecture halls, classrooms and labs. Assist electricians in trouble shooting of basic lighting circuits, pulling of wire and other basic electrical maintenance duties.
Semi-Skilled Maintenance Tasks 50%
Incumbent may work independently, or as part of a team or as an assistant to a skilled trades person. Do rough concrete and carpentry work, installs fire extinguishers, pencil sharpeners, blackboards and the like: do rough plumbing repairs, cleans roofs and patio drains, clears stoppages in sinks and toilets, cleans and services lift station wet wells: do preparatory work for painting by washing walls, filling or smoothing surfaces, masking areas and setting up scaffolding: make repairs to fences and gates: do rough mechanical work, change filters, belts, clean strainers and lubricate dampers: delivers, loads and unloads materials and cleans storage areas, shop areas, electrical and mechanical rooms and trucks. Inspects, services and maintains written log of emergency generators, fuel oil, water and battery levels. Monitors campus DI/soft water systems. Assists water treatment engineer in maintaining campus treated water systems.
