ASSET MANAGEMENT ANALYST

  • SUMMARY: 

    Bear Development is seeking a qualified and talented Asset Management Analyst. The position functions as part of the portfolio asset management team.  This individual will assist in the evaluation and monitoring of operating performance throughout the life of projects across many real estate asset categories.  The Asset Management Analyst will support portfolio key performance tracking over a diverse group of real estate assets.

     

    DUTIES AND RESPONSIBILITIES:

     

    • Assist Asset Manager in analyzing performance on a wide range of real estate assets (e.g., multifamily, hospitality, and commercial portfolios).
    • Support all asset management lender/ investor reporting.
    • Review financials and general ledger accounts to promote fiscal performance and to ensure appropriate allocation of management/ incentive fees, reimbursement fees, and taxes/ insurance are accrued and paid
    • Utilize company’s business intelligence and asset investment management software to analyze trends, identify errors in system data, and provide accurate monthly reporting packages.
    • Procure and track annual budget process, revisions and confirm final budgets converted to cash are approved by asset management, development, leadership, and investors 
    • Analyze market, operational data, and operating information to inquire on trends related to driving revenue, reducing expenses, and promoting portfolio performance
    • Monitor property tax assessment changes, obtain tax evaluations when appropriate, and schedule asset management for open book and appeal dates.
    • Track affordable rent/ income level changes, Operating Cost Adjustment Factors and HAP contract expiration dates to ensure managing agents are coordinating market rent studies and utility analysis for timely rent increases
    • Prepare and provide weekly portfolio summary reports to key stakeholders on leasing, occupancy, accounts receivable, and potential availability.
    • Monitor lease up schedules of 3rd party management to meet project commitments
    • Assist in the review and maintenance of lease-up financials, stabilized operating financials and budgets are in line with proforma financial models and advising early on of potential adjustments required
    • Assist with the tracking of timelines and schedules.
    • Collaborate with project managers, property management, and compliance team to meet objectives outlined in management and operating agreements to promote stability of portfolio.
    • Perform all other duties, as assigned.

     

    QUALIFICATIONS:

     

    • Four (4) Year Degree/Bachelor of Business Administration in Finance, Accounting, Urban Planning or Real Estate.
    • Strong analytical skills.
    • Ability to work collaboratively and independently on multiple projects.
    • Excellent interpersonal, written, and oral communication skills.
    • Ability to solve practical and complex problems by utilizing internal and external resources.
    • Proficient in Microsoft Excel, Word, Power Point and Outlook. 
    • Advanced skills in Microsoft Excel and Real Page Asset Investment Management/ Business Intelligence
    • Real Estate development experience, including experience in affordable housing utilizing low-income housing tax credits is a plus.
